Old Hawkinge questions
Do you survey roofs for landlords with property near Folkestone Central station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details, and we will talk through which survey suits.
Is Old Hawkinge within the area you cover?
Yes, Old Hawkinge is on our map. Villages and rural addresses get the same survey as a town house.
How long is the visit?
It normally takes about one to two hours for a house, and more on a big or complicated roof. The written report follows by email.
My chimney looks like it’s leaning. What should I do?
It is worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.
How do I book a survey in Old Hawkinge?
Simply phone 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
What should I do with a chimney I don’t use?
An unused stack still needs to stay weathertight and ventilated. If it is capped without ventilation, damp can build up inside. Our survey records its condition and how it’s capped, so you can plan what to do with it.
What happens after the survey?
The report arrives by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Chimney surveys for homes and businesses in Old Hawkinge
Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where it applies. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey shared and party-wall stacks, lead flashings and brick chimney stacks, and the problems we are asked to look at most are cracked or missing flaunching and lifted or split lead flashings.
Older buildings in small places like Old Hawkinge may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

What this survey cannot tell you
To be straight with you, there are limits to any roof survey:
- Whether a gas appliance or its flue is safe
- Flue inspections or sweeping
- Hidden damage within the stack
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

- Flaunching
- Brick chimney stacks
- Shared and party-wall stacks
- Lead flashings
- Chimney breasts
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How it works
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours at a house, as part of a look at the roof around the stack. In a hamlet or village like Old Hawkinge, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Before we arrive
- For flats, make sure roof access has been agreed
- Keep pets inside or away from the areas we are looking at
- Dig out any old roof reports or invoices

How the survey changes by roof type
Chimney breasts and the loft
In the loft, staining around the stack frequently shows where water is getting in. What we find is photographed and described.
Lead flashings
Some older stacks have mortar fillets instead of lead. They tend to crack, so we look at them closely.
Common roof problems in Old Hawkinge
Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. When flashings fail, water frequently shows up in the loft or on the chimney breast. Lead flashings can also be stolen.
Common reasons to book include:
- Spalled or crumbling bricks
- Disused chimneys trapping moisture
- Damp on a chimney breast inside
- Signs that a stack is leaning
For site and facilities teams at buildings like Hawkinge Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
What to check before booking

Chimney surveys around Old Hawkinge
The coast is about 2 miles or less from Old Hawkinge, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. With Acrise Place about 2.7 miles north-west, Old Hawkinge sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Homes near green spaces such as East Cliff and Warren Country Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you live in an older home near Church of St Michael, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Why it’s worth a survey now in Old Hawkinge
If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. For older village homes like those around Old Hawkinge, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.
