Need a gutter survey in Selsted?

Why get it checked now?

A dripping joint or sagging bracket will not get better on its own. Every downpour adds to the damage, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. In a place like Selsted, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Gutter survey in Selsted

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. It is an easy job to put off but it rarely improves. If you’ve noticed sagging gutters and loose brackets and gutters full of debris and silt, we can find out what’s behind it.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Selsted: your questions answered

I let a flat near Shepherds Well station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is Selsted within the area you cover?

Yes, Selsted is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, phone 07833 053749 or email us.

What’s the best way to book?

Just ring 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day, weekday or weekend.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

What will the report tell me?

Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

How it works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. In a small place like Selsted, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The roof space is checked for water marks if it is safe to get into.
  5. You get a written report with photographs and recommendations.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Note where any stains or damp appear
  • Dig out any old roof reports or invoices

Book a survey

If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Advice

Gutter surveys around Selsted

Selsted is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Historic houses such as Acrise Place, about 2.2 miles south-west, show how far back building in the area around Selsted goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Selsted Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Look for new stains on ceilings below valleys after rain
  • Have overhanging branches cut back
  • Ask for valleys and parapet gutters to be cleared too
  • Have gutters cleared at least once a year

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email once it’s done.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.

Do you need a gutter survey in Selsted?

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before more damage is done.

Problems we come across often include:

  • Joints that drip after rain
  • Leaking or loose downpipes
  • Rotten fascias or stained soffits
  • Overflowing valley or parapet gutters

If you let a flat or house near Shepherds Well station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before booking anyone

  • Whether the inside of the roof is included
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their drone registration, if they fly one
  • What the survey won’t cover

What to expect from a roof survey

What a gutter survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Damage hidden inside walls or behind boards
  • Underground drains, which need a CCTV drain survey
  • What’s hidden inside a downpipe

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What a survey covers and does not.
