What happens if roof problems are left?

A written report gives you a dated record of the gutters’ condition, useful when you are planning maintenance or getting work priced. Without one, it is guesswork from ground level. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before booking.

Why us?

  • Insured for professional indemnity and public liability
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Independent findings on the roof’s condition
  • Every finding written up with photos

About our gutter survey in Lodge Lees

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey downpipes, outlets and hoppers and parapet and box gutters, and common reasons people get in touch are overflowing valley or parapet gutters and leaves and moss blocking gutters.

In a small place like Lodge Lees, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

FAQs for Lodge Lees

Will you come out to Lodge Lees?

Yes, Lodge Lees is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

I let a flat near Shepherds Well station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or send us an email with the address and a few details.

How much time does the visit need?

A visit typically takes about 1–2 hours at a typical home, and more on a big or complicated roof. You will know roughly how long when we arrange the visit.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years.

Signs you need a gutter survey in Lodge Lees

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

A survey makes sense if you’ve noticed:

  • Joints that drip after rain
  • Choked outlets or hopper heads
  • Fascia boards damaged by overflowing water
  • Valley or box gutters that overflow inside

If you live near a park like Jumping Downs, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Choosing a roof surveyor

  • Whether you get a written report with photos
  • What insurance they carry
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What’s outside the scope of the survey

What a good roof survey covers

What happens on the day

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. For a village or hamlet like Lodge Lees, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

What a gutter survey looks like in Lodge Lees

With Acrise Place about 3.4 miles south, Lodge Lees sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

For an older house near a landmark such as Church of St Mary Magdalene, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Shepherds Well station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How we price gutter surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Helping us price your survey

There is no need for technical words. Just let us know:

  • The kind of building and roof involved
  • When you need the report by
  • How the loft is reached, if there is one
  • Any marks or damp showing indoors

We confirm the price for your survey before booking, so you know where you stand. Our price is from £150, including VAT. To book, call 07833 053749 or use the contact form.

Checking the roof from ground level

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
