Gutter survey in Breach, Kent
Find out what’s going on with the gutter before you decide what to do next. We carry out gutter surveys in Breach.
- Gutters overflowing in heavy rain
- Sagging gutters and loose brackets
- Leaves and moss blocking gutters
What we can’t see
A survey is a careful look at the gutter, but it cannot do everything. Its limits include:

- Gutters out of sight from every safe viewpoint
- What’s hidden inside a downpipe
If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.

About our gutter survey in Breach
Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them, from the ground, from windows, from the loft space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. If you’ve noticed choked outlets or hopper heads and gutters that have fallen out of line, a survey will tell you what’s going on.
Somewhere as small as Breach, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Surveys for landlords and agents in Breach
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.
Local roofs in Breach
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Breach has a long history of building, with Acrise Place about 3.4 miles south. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Snowdown station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

When to book a survey in Breach
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
A survey makes sense if you’ve noticed:
- Rotten fascias or stained soffits
- Choked outlets or hopper heads
- Leaking or loose downpipes
- Water backing up from a hidden gutter
Trees in and around Jumping Downs shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
Choosing a roof surveyor
- Which viewpoints they use to see the roof
- When you will get the report
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What the report includes, and whether it has photos
Breach: your questions answered
I let a flat near Snowdown station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details.
Does a conservation area affect roof work in Breach?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What do I do with the report?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
How long does a gutter survey take?
For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.
What’s in the survey report?
You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.
Prices for gutter surveys in Breach
To price your survey, we check:
- Features like valleys, chimneys, dormers and parapets
- Roof area
- Extra roofs, like extensions, dormers or garages
- Any need for thermal images or a drone flight
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
What to tell us when you get in touch
A little information up front helps. It helps to include:
- The style of property, from a terrace to a block
- Whether there is a loft hatch, a shared roof or tricky access
- Your timetable, such as an exchange date
- Any photos you have, taken from ground level or a window
To arrange a survey, ring 07833 053749 or email us with the address and what you’d like to know about the roof. You will know the price before anything is booked.
How the survey changes by roof type
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.
What else we do in Breach
How the survey works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two on an ordinary house, and longer for a large or complex roof. Rural addresses near Breach can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
Before we arrive
- Keep pets out of the way during the survey
- Jot down any questions you want answered
- Buyers: confirm access with the estate agent or seller
