How a pre-purchase roof survey works in Breach

Some roofs can’t be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. If airspace rules or the weather rule out a flight, we’ll say so and look from the ground, windows and the loft instead. We survey flat-roofed extensions and dormers, lead flashings and valleys and clay and concrete tiles, and people most frequently book us about flashings that have lifted or split and signs of past leaks inside the loft.

Being in a small place like Breach makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

The report records the roof as we found it on the day. It’s useful right away, and a good reference for later.

Honest limits

A survey is a careful look at the roof, but it cannot do everything. Its limits include:

  • Faults hidden behind ceilings, boards or coverings
  • Anything beyond the roof, which a full home survey covers
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and does not.

What we check

  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • The roof space
  • Gutters and downpipes
  • Natural slate
  • Chimney stacks
  • Lead flashings and valleys

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The survey, step by step

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey normally takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. In a hamlet or village like Breach, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We agree a time and how we will get in, including the loft.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

How to prepare

  • For flats, make sure roof access has been agreed
  • Have any paperwork from past roof work to hand
  • Let us know about parking before the day

When to book a survey in Breach

Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.

Things that often lead to a survey include:

  • Gaps where slates or tiles have come loose
  • Roof slopes that look uneven or sagging
  • Loose pots and cracked flaunching
  • Standing water on a flat extension roof

With Acrise Place about 3.4 miles south, the area around Breach has a long history. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Before you book any roof surveyor

  • How long they’ve been surveying roofs
  • Their report turnaround times
  • What happens after the report arrives
  • Which parts of the roof they’ll actually see

What’s in a roof survey

Buying a home or a new roof in Breach

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

How we price pre-purchase roof surveys

When we price a survey, we consider:

  • If the survey needs thermal imaging or a drone
  • House, block, shop or office
  • The height of the building and how the roof can safely be seen
  • How many separate roofs there are, such as extensions, dormers and garages

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

We’ll usually ask about:

  • Where any leaks, stains or damp patches show inside
  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures from the garden or a window, if you have them

To book a survey, ring 07833 053749 or send us an email and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.

FAQs for Breach

Is Breach within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Breach is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you need access inside the house?

Ideally, yes. We look in the loft space where there’s safe access, and upstairs windows give useful views. Access is usually arranged through the agent or seller.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.

Will the roof report help me negotiate with the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we can’t promise any saving.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

For landlords and managing agents

Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which can make access easier.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it as you book and we’ll plan the visit with that in mind.
