Need a flat roof survey in Lodge Lees?

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Flat roof survey in Lodge Lees: what you get

Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. If you’ve noticed edge trims that have lifted or split and standing water left after rain, a survey will tell you what’s going on, on single-ply membranes, GRP fibreglass and upstands and outlets alike.

Flat roofs on exposed homes in small places like Lodge Lees take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What happens on the day

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen. Most surveys take between one and two hours on an ordinary house, and longer for a large or complex roof. Cottages and farmhouses around Lodge Lees frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • Clear the way to the loft hatch
  • Find any records of previous roof work
  • Have any questions written down, so nothing gets missed

Advice

Flat roofs in Lodge Lees

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 3.4 miles south lies Acrise Place, a reminder of how long the area around Lodge Lees has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Shepherds Well station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For an older house near a landmark like Church of St Mary Magdalene, the joins between later flat roofs and the old walls are where problems typically start.

Lodge Lees questions

Is Lodge Lees within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Is my home in Lodge Lees listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Will this cover the whole house?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Are you insured?

We hold professional indemnity and public liability insurance.

What happens if roof problems are left?

Ponding seldom gets better on its own. It typically points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. In a small place like Lodge Lees, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

How the survey changes by roof type

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photographs.

What affects the cost of flat roof surveys

When we price a survey, we consider:

  • Extra roofs, like extensions, dormers or garages
  • Roof area
  • Commercial roofs and larger buildings
  • Building height and the viewpoints available

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Helping us price your survey

These details help when you contact us:

  • Where any leaks, stains or damp patches show inside
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures from the garden or a window, if you have them
  • Access details, like a loft hatch or a shared roof

Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or send us an email.

What this survey can’t tell you

It is a careful look at the flat roof, not the whole story. The main limits are:

  • A structural engineer’s assessment of the deck
  • Whether old sheeting or boards contain asbestos
  • Fragile surfaces, which we don’t walk on

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. The full list of what we check.
