Common questions in Lodge Lees

Does a conservation area affect roof work in Lodge Lees?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Lodge Lees?

Yes, Lodge Lees is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

Do you climb onto every roof?

Only if it is safe. We look at everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

Do you get involved if the roofer disagrees with the report?

No. We report on what we see. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

Can you inspect the roof on a new-build home?

Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags to raise with the builder.

How much time does a snagging visit need?

A visit typically takes roughly 1–2 hours for a house, and more on a big or complicated roof. We’ll give you an idea when booking.

How new roof snagging works in Lodge Lees

Homeowners book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows, from ground level, vantage points, the roof space and the roof where safe. You then get a photo-illustrated written report to share with your roofer. If you’ve noticed vents that weren’t fitted or are covered and broken coverings left on a new roof, a survey will tell you what’s going on.

Being in a small place like Lodge Lees makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What new roof snagging looks like in Lodge Lees

The wider area around Lodge Lees has a long history of building, with Acrise Place about 3.4 miles south. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

For an older house near a landmark such as Church of St Mary Magdalene, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Shepherds Well station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What affects the cost of new roof snagging

Several things affect the price of a survey:

  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building
  • The height of the building and how the roof can safely be seen
  • The number of roofs, including extensions and garages

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

Getting the details right at the start saves time. It helps to include:

  • Access details, such as a loft hatch or a shared roof
  • Any deadline, such as an exchange date
  • Your postcode, so we can check access and travel
  • Pictures of the roof from a safe spot, if you have them

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or use the contact form.

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Nails and clips under the slates or tiles
  • Details hidden from sight
  • Legal advice on your contract

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

The survey, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. Somewhere like Lodge Lees needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

How to prepare

  • Make sure pets are kept safely away
  • Dig out any old roof reports or invoices
  • Mention any parking restrictions on your street

Advice

Why get it checked now?

Defects and warranty periods have an end date. A snagging inspection before then leaves time to act. Older and listed buildings around Lodge Lees may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
