Your questions about landlord roof surveys in Lodge Lees
Does a conservation area affect roof work in Lodge Lees?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
I let a flat near Shepherds Well station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Do you survey roofs shared between flats?
Yes, we survey shared roofs often. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points, and the report says so.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
Will you go up on the roof?
Only when it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Can you survey in bad weather?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
Landlord roof surveys for homes and businesses in Lodge Lees
With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we are given access to. We survey rented houses, gutters and downpipes and blocks of flats, and common reasons people get in touch are slipped or missing slates and tiles and splits and blisters in flat roof coverings.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Useful tips for Lodge Lees property owners
There’s plenty you can do without going near the roof. What helps most:
- Tell tenants when we’re coming
- Ask residents to report damp right away
- Don’t store items over the loft hatch
- Deal with urgent items first
We don’t advise on leases or who should pay. Our report sets out the roof’s condition that everyone can refer to.
Deal with the high-priority defects quickly, and plan the rest. Small roof defects tend to grow.

What a landlord roof survey looks like in Lodge Lees
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 3.4 miles south lies Acrise Place, a reminder of how long the area around Lodge Lees has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.
If you live near a park like Jumping Downs, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you let a flat or house near Shepherds Well station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to Church of St Mary Magdalene: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Why get it checked now?
A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first, so you can compare quotes on the same basis. Older and listed buildings around Lodge Lees may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

What affects the price in Lodge Lees
Survey packages start from £150, including VAT. The price for your roof depends on:
- The type of building, from a house to a block or an office
- Building height and the viewpoints available
- How big the roof is
- Features like valleys, chimneys, dormers and parapets
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.
Booking your survey
Before you get in touch, it’s useful to have:
- Pictures of the roof from a safe spot, if you have them
- What kind of property and roof it is
- What’s prompted the survey
- Dates you are working to, such as exchange
Once you know what you need, ring 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date.
Can I check my roof myself?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
How it works
Every roof is different; as a rough guide, the survey takes between one and two hours for a house, and more on a big or complicated roof. If you have questions on the day, just ask. Somewhere like Lodge Lees needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We start with what you know about the building and its history.
- We confirm the access we will need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photographs.
Before the survey
- Keep pets inside or away from the areas we’re looking at
- Leave side gates unlocked
- Leave a clear route to the loft
Booking a survey
A quick phone call is normally the easiest start: phone 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.
