For landlords and managing agents
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Flat roof surveys for homes and businesses in Beltinge
Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That is why we check every detail across the roof, not only the area above the stain, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you’re worried about signs of deflection in the roof deck and blisters and bubbles in the covering, we can find out what’s behind it, whatever the roof.
In smaller places like Beltinge, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let plenty of water into the room below. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

What we look for on each type of roof
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.
EPDM rubber
An EPDM rubber roof is typically one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.
The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It usually takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Parking around Beltinge is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from the ground, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
How to prepare
- Keep pets inside or away from the areas we’re looking at
- Leave a clear route to the loft
- Unlock side gates and any roof access doors

Flat roof surveys around Beltinge
Beltinge is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
If you look after a building like Reculver Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Take an older house close to Church of St Bartholomew: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For landlords with property near Herne Bay station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Beltinge is about 1 mile east of Herne Bay, in Kent. From houses to flats and shops in Beltinge, the roof can be surveyed. Our area takes in places right across Kent, from the larger towns to small villages. Canterbury is in our area too.
Flat roof surveys in CT6 work the same way as everywhere else we cover. Local streets include Manor Road, Puffin Road and Cliff Avenue, all of which we cover. Neighbouring places we cover for flat roof surveys include Bishopstone (1 mile east), Hillborough (1 mile south-east), Hawthorn (1 mile south-east), Broomfield (1 mile south) and Herne Bay (1 mile west). Within a short drive, we also cover Canterbury (7 miles south-west), Margate (10 miles east), Ramsgate (11 miles east), Broadstairs (12 miles east), Whitstable (6 miles west) and Deal (15 miles south-east).
Local landmarks in Beltinge
We work in homes and buildings around Herne Bay High School and Bishopstone Cliffs, among other places. The closest station to Beltinge is Herne Bay station, roughly 1.9 miles west of the centre. Well-known places in the area include Whitstable and Tankerton Hospital (4.8 miles west). The countryside around Beltinge includes West Blean and Thornden Woods.
Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
What this survey cannot tell you
To be straight with you, there are limits to any roof survey:
- Fragile surfaces, which we don’t walk on
- What’s under the membrane without opening it up
- An exact number of years the roof has left

Questions from Beltinge
Will you come out to Beltinge?
Yes, Beltinge is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do roofs near the sea, like those around Beltinge, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Will this cover the whole house?
No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.
What happens next?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Will I get photos?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
What’s in the report?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.
Tips that help
Here are a few things we’d tell any owner:
- Note where water lies after a downpour
- Check that new brackets or units haven’t damaged the covering
- Keep records of when the roof was laid and what work has been done
- Keep outlets clear of leaves and moss
If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.
Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.
