Landlord roof survey in Pegwell: what you get

A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. The findings come in a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to see how the roof is changing. If you’ve noticed standing water on a flat roof and failed flashings at walls and chimneys, a survey will tell you what’s going on.

Older buildings in small places like Pegwell may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Roof by roof

Gutters and downpipes

Gutters are a common source of leaks on blocks. Gutters, outlets and downpipes are inspected as far as can safely be seen.

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather and get close attention.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Who pays under the lease (that is a legal question)
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • A full building survey of every part of the property

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. What our survey covers.

What this survey covers

  • Blocks of flats
  • Gutters and downpipes
  • Flat roofs on blocks
  • Rented houses
  • Converted houses
  • Shared roofs

When to book a survey in Pegwell

A single building may have pitched roofs, flat roofs and rear additions. They all age at different rates, and flat roofs over rear additions frequently need attention sooner.

Typical things we are asked to look at include:

  • Chimney stacks in poor repair
  • Leaks into upper flats
  • Splits and blisters in flat roof coverings
  • Leaking joints at party walls

If you live in an older home near Church of St Laurence, its chimney, valleys and lead work are likely to be the parts that need attention first.

What to check before booking

  • How soon the report will arrive
  • How much experience they have with roofs like yours
  • Which parts of the roof they’ll actually see
  • What the report includes, and whether it has photos

FAQs for Pegwell

Is Pegwell within the area you cover?

Yes, Pegwell is on our map. Villages and rural addresses get the same survey as a town house.

Can a landlord with a rental near Ramsgate station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Do you survey on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How long does the survey take?

Most surveys take roughly 1–2 hours for a single let house, with blocks of flats taking longer. We will confirm the timing when you book.

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take an hour or two on an ordinary house, though large, tall or awkward roofs take more time. For a village or hamlet like Pegwell, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Before we arrive

  • Let us know about parking near the property
  • Leave a clear route to the loft
  • Make sure pets are kept safely away

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What a landlord roof survey looks like in Pegwell

Pegwell lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. With Quex Park about 4.2 miles north-west, Pegwell sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Take a building like Chilton Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around Sandwich and Pegwell Bay shed leaves that can end up in nearby gutters.
