Pre-purchase roof survey in Ebbsfleet

If you are buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we check that too where access allows. If you’ve noticed cracked flaunching or crumbling chimney pointing and lead that has worked loose at a wall or chimney, a survey will tell you what’s going on, whatever the roof.

Being in a small place like Ebbsfleet makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Prices for pre-purchase roof surveys in Ebbsfleet

Prices always include VAT. The things that change the price are:

  • The size of the roof
  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can safely be seen
  • The use of thermal imaging or a drone

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

What to tell us when you contact us

You do not need to know any roofing terms. It’s enough to tell us:

  • When you need the report by
  • Access details, like a loft hatch or a shared roof
  • Your postcode, so we can check access and travel
  • Any photos you have, taken from the ground or a window

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or drop us an email with the address and the days you’d prefer.

How it works

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours at a typical home, with bigger or more complicated roofs taking longer. In a small place like Ebbsfleet, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

Advice

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Your questions about pre-purchase roof surveys in Ebbsfleet

Will you come out to Ebbsfleet?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Ebbsfleet listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you survey at the weekend?

We carry out surveys seven days a week. To find a day that suits you, phone 07833 053749 or email us.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. You need the report before you exchange, while you can still ask questions and negotiate.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Buying a home or a new roof in Ebbsfleet

Ebbsfleet is within about 2 miles of the coast, where wind off the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you own a rental within reach of Thanet Parkway station, a written report helps before buying a rental or paying for a new roof on one. Quex Park lies about 3.8 miles north, so building around Ebbsfleet goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Ask whether there are papers for past roof work
  • Watch for stains or fresh paint on ceilings below the roof
  • Arrange the survey as soon as your offer is agreed
  • Mention any deadline when you get in touch

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, which makes quotes easier to compare.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.

What a pre-purchase roof survey doesn’t cover

Before booking, it’s worth knowing what a survey won’t do:

  • A valuation or a promise of a lower price
  • Structural calculations (that is a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.
