Cliffs End Chimney Survey
Need a chimney survey in Cliffs End? We can help, with findings in writing and pictures to back them up. Book a weekday or weekend visit.
- Eroded joints in the brickwork
- Pots or cowls that look unsafe
- Bricks with flaking faces
Can I check my roof myself?
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Chimney survey in Cliffs End
Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. If you’ve noticed spalled or crumbling bricks and flaunching that has broken away, a survey will tell you what’s going on.
In a village or hamlet like Cliffs End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Different roofs, different checks
Rendered stacks
Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.
Chimney breasts and the loft
Inside, chimney breasts can show damp when water gets into the stack. We look at them and at the stack in the loft where there’s safe access.
Common roof problems in Cliffs End
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the roof space and outside, and the report recommends a structural engineer if support is a concern.
Here are some of the things we see frequently:
- Signs that a stack is leaning
- Spalled or crumbling bricks
- Flaunching that has broken away
- Flashings pulling away from the stack
If you own a rental within reach of Thanet Parkway station, a dated record of the roof is useful when planning maintenance across a let.
What to check before booking
- When you’ll get the report
- Will they check the loft as well as the outside?
- What happens after the report arrives
- Whether you get a written report with photos
Why get it checked now?
Before deciding what to do with a redundant stack, a survey shows how it’s doing. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for your survey before booking.

When you need someone else
It is a careful look at the chimney stack, not the whole story. The main limits are:
- Conditions inside walls
- Whether a stack needs rebuilding on structural grounds
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. The full list of what we check.
What this survey covers

- Chimney pots and cowls
- Brick chimney stacks
- Shared and party-wall stacks
- Flaunching
What happens on the day
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours for most houses, and about three to four hours for a commercial roof. Older rural homes like those around Cliffs End can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Before we arrive
- Keep pets out of the way during the survey
- Move anything stored under the loft hatch
- Unlock side gates and any roof access doors
Arrange a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Roofs, chimneys and gutters in Cliffs End
The coast is about 1 mile or less from Cliffs End, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles.
