Chimney surveys for homes and businesses in Way
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a photo-illustrated written report and our recommendations. We survey shared and party-wall stacks, brick chimney stacks and chimney breasts, and common reasons people get in touch are loose, cracked or missing pots and redundant stacks capped without ventilation.
In a small place like Way, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

Signs you need a chimney survey in Way
Flashings seal the gap where a stack passes through the roof. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.
Common reasons to book include:
- Mortar washing out of the joints
- Disused chimneys trapping moisture
- Loose, cracked or missing pots
- Flaunching that has broken away
Trees in and around Sandwich and Pegwell Bay shed leaves that can end up in nearby gutters.
What to check before booking
- Whether you get a written report with photos
- Their drone registration, if they fly one
- What insurance they carry
- Which parts of the roof they’ll actually see
How it works
We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes between one and two hours at most homes, or half a day or so for a commercial building. Older roofs in small places like Way can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- We inspect each stack from safe viewpoints outside.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
- You get a photo-illustrated written report and our recommendations.
Before the survey
- Let us know where we can park nearby
- Keep pets inside or away from the areas we’re looking at
- Note where any stains or damp appear

Local roofs in Way
Way lies within about 3 miles of the sea, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Quex Park, about 2 miles north, is one of the historic houses in the wider area around Way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. For an older house near a landmark such as Church of Saint Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Way is about 3 miles west of Ramsgate, in Kent. Bookings from Way are handled just like any other: get in touch, agree the price and pick a day. Across Kent, we cover Way and the places around it. We also survey roofs in Canterbury.

Flaunching
Cracked flaunching is one of the most common chimney defects we record. Caught early, it is frequently a small job.
Chimney breasts and the loft
Stains on timbers or brickwork around the stack can point to a leak. We record what we see with photos.

DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
