Flat Roof Survey in Way
Surveys of flat roofs on homes, extensions and commercial buildings for Way, from an experienced roof surveyor. You get a clear written report with photos.
- Water getting in at rooflights
- Pools of water lying on the roof
- Cracked or split membrane
Tips from our surveys
Some practical points come up on survey after survey. They apply to most roofs:
- Note the date and type of any roof work
- Keep people off the roof unless they need to be there
- Ask whoever fits equipment on the roof to make good the covering
- Keep outlets clear of leaves and moss
If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
Flat roof surveys for homes and businesses in Way
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. Typical surveys look at blistering in felt or asphalt and upstands pulling away from walls, across mastic asphalt, GRP fibreglass and single-ply membranes.
In a village or hamlet like Way, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
How it works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Way, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Have any questions written down, so nothing gets missed
- Mention any parking restrictions on your street
- Have any paperwork from past roof work to hand

Advice
Common questions in Way
Is my home in Way listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is Way within the area you cover?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Does the weather affect the survey?
Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
Which flat roof coverings do you cover?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we will identify it on the day.
When to book a survey in Way
The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.
Typical things we are asked to look at include:
- Damaged trims at the roof edge
- Upstands pulling away from walls
- Outlets that hold water back
- Failed seals around rooflight kerbs
Take a building like Minster Church of England Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Before booking anyone
- Whether any drone flown is registered with the CAA
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Is there a chance to talk the report through?
- What they will not be able to tell you

Local flat roofs in Way
Way lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
For businesses in and around places such as Westwood Cross, outlets and upstands on commercial flat roofs are the places to check before trouble starts. The streets around a church such as Church of Saint Mary the Virgin are often among the oldest in a place, and if you own one of the older houses nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Way is about 3 miles west of Ramsgate, in Kent. We survey roofs in Way and the surrounding area across London and South East England. Way is one of the towns and villages in Kent where we work. For surveys nearby, see our Canterbury page.

Leave it or get it looked at?
If you are buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. Around Way, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
Flat roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
