Acol Flat Roof Survey
A careful look at the flat roof at your property in Acol, and put it all in a photo-illustrated written report.
- Outlets choked with leaves and silt
- Failed seals around rooflight kerbs
- Dips that suggest the deck is deflecting
How a flat roof survey works in Acol
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you are worried about blistering in felt or asphalt and water getting in at rooflights, we can find out what’s behind it, on EPDM rubber, felt flat roofs and mastic asphalt alike.
Somewhere as small as Acol, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
What you get is a clear record of the flat roof on the day we saw it. It is useful right away, and a good reference for later.

What we are asked to look at in Acol
Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.
Signs worth acting on include:
- Outlets that hold water back
- Signs of deflection in the roof deck
- Ponding water that doesn’t drain away
- Splits, cracks and crazing
For businesses in and around places like Westwood Cross, flat roofs over shops and units are easy to forget until water comes through a ceiling.
Questions to ask before booking
- What they won’t be able to tell you
- Their drone registration, if they fly one
- Which parts of the roof they’ll actually see

Flat roof surveys in Acol: local notes
The coast is about 2 miles or less from Acol, so there’s more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Quex Park lies about 0.8 miles north-east, so building around Acol goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once. For landlords with property near Birchington-On-Sea station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Acol is about 4 miles south-west of Margate, in Kent. We provide flat roof surveys for homes and businesses in Acol and the surrounding area. Across Kent, we cover Acol and the places around it. Our Canterbury page covers surveys nearby.
We work across CT7 for flat roof surveys. Local streets include The Street, Dilnot Lane and Margate Hill, all of which we cover. Close by, we survey roofs in Mount Pleasant (1 mile south), Birchington (1 mile north), Way (1 mile south-east), Minster (2 miles south) and Westgate-on-Sea (2 miles north-east). We also work in nearby towns such as Canterbury (11 miles south-west), Margate (4 miles north-east), Dover (15 miles south), Ramsgate (4 miles east), Broadstairs (5 miles east) and Whitstable (12 miles west).
Around Acol
Locally, jobs take us to homes and businesses close to King Ethelbert School and Crown & Sceptre pub, among other places. Acol’s nearest station is Birchington-On-Sea station, about 1.5 miles north of the centre. Other landmarks nearby include Queen Elizabeth the Queen Mother Hospital (3.6 miles north-east) and Powell-Cotton Museum (0.7 miles north). For a walk, there’s Sandwich and Pegwell Bay.
When you need someone else
It is a careful look at the flat roof, not the whole story. Its limits include:
- The condition of the deck or insulation hidden under the covering
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- Whether old sheeting or boards contain asbestos

- Upstands and outlets
- Felt flat roofs
- EPDM rubber
Checking the roof from the ground
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for most houses, though large, tall or awkward roofs take more time. In a small place like Acol, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Leave side gates unlocked
- Dig out any old roof reports or invoices
- Buyers: confirm access with the estate agent or seller

Surveys for landlords and agents in Acol
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run seven days a week, which helps when tenants work during the week.

What we look for on each type of roof
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

Your questions about flat roof surveys in Acol
Does being near the coast affect roofs in Acol?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Is Acol within the area you cover?
Yes, Acol is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Does the report include photographs?
Yes, every report has them. Pictures sit next to the findings they show.
How much does a flat roof survey cost in Acol?
Flat roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Which flat roof coverings do you cover?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.
