Roof surveys in Acol

Roof survey in Acol

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We’re frequently asked to look into ponding, splits or blisters on flat roofs and lifted, split or missing lead flashings, across chimney stacks, the roof space and clay and concrete tiles.

In a village or hamlet like Acol, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely. The survey usually takes about 1–2 hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Acol often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Useful tips for Acol property owners

Over many surveys, some simple habits stand out:

  • Watch for slipped slates after bad weather
  • Mention any damp patches when you book
  • Check we can open the loft hatch
  • Photograph stains when they appear

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

When you need someone else

It helps to know what a survey won’t do before you book:

  • A structural engineer’s report
  • Faults hidden behind ceilings or boarding
  • Asbestos testing of any kind

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey. The full list of what we check.

Why act early in Acol

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We check them before they cause trouble. Older and listed buildings around Acol may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

How the survey changes by roof type

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

Questions from Acol

Is the coastal weather around Acol hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Acol is within about 2 miles of the coast.

Can a landlord with a rental near Birchington-On-Sea station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and tell us about the building, including who will give access on the day.

Do you test for asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What does a roof survey include?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

Do you work in Acol?

Yes. We survey roofs across London and South East England, Acol included.

Local roofs in Acol

Acol lies within about 2 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. With Quex Park about 0.8 miles north-east, Acol sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Birchington Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as St Mildreds Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Birchington-On-Sea station, the gap between tenancies is a good time to have the roof looked at.

Acol is about 4 miles south-west of Margate, in Kent. Surveys in Acol work the same way as everywhere we cover: a careful look at whatever is safely visible, photographs and a clear written report. Acol is one of the towns and villages in Kent where we work. There’s also a page for Canterbury.
