Storm damage roof reports for Acol homes and businesses

Storm damage roof reports for homes and businesses in Acol

Each roof is looked at from the safest viewpoints available: the ground, windows and vantage points, the loft where there is access, and the roof itself where that’s safe. Every area of damage is photographed and described. We note any part we couldn’t see. The report, with photos, is yours to pass to your insurer. We are often asked to look into ridge tiles that have come loose and roofs hit by falling trees, across slate and tile slopes, gutters and fascias and flat roofs.

In a village or hamlet like Acol, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We check what can safely be seen and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

FAQs for Acol

Is my home in Acol listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is the coastal weather around Acol hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you cover Acol?

Yes. We cover Acol and the rest of Kent. To book, call 07833 053749 or use the contact form.

What we’re asked to look at in Acol

When you claim, your insurer may ask for evidence of the damage and its cause. An independent report gives you a clear record to send. The decision still rests with the insurer.

A survey makes sense if you’ve noticed:

  • Gutters pulled loose in the wind
  • Lifted or missing ridge and hip tiles
  • Damaged flat roof membrane
  • Loose or torn flashings

If you look after a building such as Birchington Church of England Primary School, a leak through a large roof is frequently found some distance from where the water shows inside.

What to expect from a roof survey

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Check your policy for how to report damage
  • Keep a note of the date of the storm
  • Get a roofer to make the roof safe if needed
  • Keep fallen slates or tiles as evidence if safe

For repair costs, ask a roofer to quote. They can use our report to see what needs doing.

Keep records of roof work and surveys. They can help show the roof was looked after.

Storm damage roof reports around Acol

Acol is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. Quex Park, about 0.8 miles north-east, is one of the historic houses in the wider area around Acol. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

Shop and office owners around Westwood Cross may find that water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. The streets around a church such as St Mildreds Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Acol is about 4 miles south-west of Margate, in Kent. From houses to flats and shops in Acol, we can survey the roof on a weekday or at the weekend. Acol is one of the towns and villages in Kent we cover. There’s also a page for Canterbury.

Leave it or get it looked at?

A clear, independent record helps you explain the damage to your insurer. It records the damage and what seems to have caused it, alongside any photos you took yourself. Around Acol, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

  • How tall the building is and how easy the roof is to see

What to let us know when you contact us

When you call or email, these details help:

  • Your timetable, like an exchange date
  • Access details, such as a loft hatch or a shared roof
  • What’s prompted the survey
  • Your postcode, so we can check access and travel

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or drop us an email to find out.

The survey, step by step

Every roof is different; as a rough guide, the survey takes between one and two hours for most houses, and about three to four hours for a commercial roof. You’re welcome to ask questions while we’re there. Older roofs in small places like Acol can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there is access, for water damage.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photographs.

How to prepare

  • Let us know about parking before the day
  • Keep pets out of the way during the survey
  • Have keys ready for side gates, garages or roof access doors
