Thermal Roof Survey in Acol
Wondering about the roof at a property in Acol? We carry out thermal roof surveys in Acol and across Kent, with plain-English findings.
- Moisture around outlets and upstands
- Water that travels before it shows
- Damp that repairs haven’t cured
For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the visit with that in mind.
About our thermal roof survey in Acol
On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. Common reasons to book are leaks far from where the stain appears and missing or slipped insulation, across commercial roofs, insulated roof spaces and flat roofs.
Some older homes in villages like Acol are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Leave it or get it looked at?
Trapped water can harm decks, timbers and ceilings the longer it stays. Surveying sooner gives you more choice about what to do. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before booking.

What we do, step by step
After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, most surveys take roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Acol, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
How to prepare
- Let us know about parking near the property
- Have keys ready for side gates, garages or roof access doors
- Leave a clear route to the loft

Practical tips
A little preparation and a few simple habits help. Our tips:
- Keep outlets and gutters clear to stop water sitting
- Move stored items away from the loft hatch
- Talk to us about the weather when booking
- Take photos of stains as they appear, so we can compare
You also get an in-person consultation with a Premium Survey, so you can go through the images with us. There’s a 12-month follow-up too.
Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.
What we look for on each type of roof
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.
Pitched slate and tile roofs
Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.
Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- An energy rating for the building
- Readings unaffected by sun, shade or reflections
- Proving moisture from the images alone
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Flying and imaging in Acol
Acol is within about 2 miles of the coast, and wind off the sea can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
If you look after a building such as Birchington Church of England Primary School, a drone or thermal camera can show a large roof in a single visit. If you run a business near Westwood Cross, large commercial roofs are frequently easiest to see from above or with a thermal imager. Quex Park, about 0.8 miles north-east, is one of the historic houses in the wider area around Acol. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.
Acol is about 4 miles south-west of Margate, in Kent. Wherever you are in Acol, we can come and survey your property, on a weekday, Saturday or Sunday. Acol is one of the towns and villages in Kent we cover for thermal roof surveys. Canterbury is in our area too.

Acol questions
Is Acol within the area you cover?
Yes. Acol is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you carry out roof surveys in Acol?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
What’s the best way to book?
Just phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Will thermal imaging find my leak?
It’s a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. Where it cannot be pinned down, the report suggests a next step, like electronic leak detection.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.
