Thermal roof surveys for homes and businesses in Minster
Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. Common reasons to book are possible trapped moisture under a flat roof covering and water that travels before it shows, across flat roofs, ceilings below the roof and pitched roof slopes.
Some older homes in villages like Minster are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Honest limits
A survey is a close look at the roof, but it can’t do everything. The main limits are:
- Clear results when the conditions on the day are poor
- Seeing water directly, as the camera shows temperature, not moisture
- A structural engineer’s assessment

Checking the roof from ground level
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Different roofs, different checks
Loft insulation
Insulation often gets moved during work in the loft. Thermal images can show where it has been pushed aside.
Parapets, valleys and junctions
Junctions where roofs meet walls, parapets and valleys are common places for water to get in. The camera can help show damp around these junctions.
Signs you need a thermal roof survey in Minster
Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.
Most people get in touch when they’ve noticed something like this:
- Missing or slipped insulation
- Leaks that are hard to trace
- Damp around roof outlets and upstands
- Water getting in at parapets and stacks
For site and facilities teams at buildings such as Minster Church of England Primary School, thermal images can show where wet insulation sits under a big flat roof.

Minster: your questions answered
How do I find out if my home in Minster is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover Minster?
Yes, Minster is within the area we cover. Our area covers London and the South East. You can ring 07833 053749 or send us an email with the address and a few details.
Is thermal imaging included in your surveys?
Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
Do you climb onto every roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Clear a path to the loft hatch before we arrive
- Ask us about the forecast if rain is expected
- Note where damp appears and after what weather
- Keep the heating on as usual before a heat loss survey
You can pass the report to a roofer so they can see where the problem areas seem to be. Because the images are paired with photos, it is easy to find each area on the roof.
Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.
Drones, thermal imaging and Minster roofs
The coast is about 4 miles or less from Minster, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. With Quex Park about 2.4 miles north, Minster sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near Church of Saint Mary the Virgin, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

How the survey works
You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. A typical survey takes an hour or two on an ordinary house, and longer for a large or complex roof. In a hamlet or village like Minster, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Preparing for the visit
- Let us know where we can park nearby
- Unlock side gates and any roof access doors
- Move anything stored under the loft hatch
