About our roof survey in Minster
There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you are worried about water stains on rafters and ceiling joists and leaking gutter joints and downpipes, we can find out what’s behind it.
Some older homes in villages like Minster are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Common questions in Minster
I let a flat near Minster station. Can you check the roof?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Is my home in Minster listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can you survey a roof I share with a neighbour?
Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
How much is a survey?
Roof survey starts from £150, including VAT. You’ll know the exact price before booking, based on the roof’s size, access and package. To get a price, call 07833 053749 or send us an email.
What if it rains on the day?
It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
What do you check on a roof survey?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely. The survey normally takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Older rural homes like those around Minster can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Before the survey
- Make sure pets are kept safely away
- Leave a clear route to the loft
- Let us know where we can park nearby
How to book
If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

Roof surveys in Minster: local notes
Minster lies within about 4 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
If you look after a building like Minster Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as Church of Saint Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look. Quex Park, about 2.4 miles north, is one of the historic houses in the wider area around Minster. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the roof structure meets design loads
- Asbestos testing of any kind
- How the roof will behave in every kind of weather
If in doubt, phone 07833 053749 or email us and we will recommend the right survey. The full list of what we check.

Why get it checked now?
If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them. Around Minster, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for the job before booking.

Landlord and commercial surveys in Minster
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Move stored items away from the loft hatch
- Let us know about any leaks or stains you’ve seen
- Look for debris in the garden after high winds
- Mention any flat roofs as well as the main roof
The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. That helps you decide what to do first.
Keep the loft space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.
Checking the roof from the ground
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
