Chimney survey in Pegwell
We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the roof space where it’s safe. A drone inspection is part of our Premium Survey where it applies. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. We’re often asked to look into staining on walls around the chimney and flashings pulling away from the stack, on flaunching, brick chimney stacks and lead flashings.
Older buildings in small places like Pegwell may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What affects the cost of chimney surveys
Several things affect the price of a survey:
- Whether thermal imaging or a drone is needed
- How complicated the roof is, with its valleys, chimneys and parapets
- House, block, shop or office
- The height of the building and how the roof can be seen safely
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.
What we need to know
Here’s what helps us most when you contact us:
- Any photos you have, taken from the ground or a window
- Where any leaks, stains or damp patches show inside
- The style of property, from a terrace to a block
- Access details, such as a loft hatch or a shared roof
Most bookings start with a short call: call 07833 053749 or email us and we’ll ask a few questions about the roof. You will have a price before anything is arranged.
How the survey works
After the inspection, everything we found is written up in a report with photos, sent to you by email. As for time on site, most surveys take between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Pegwell often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- The findings are written up with photos and recommendations and emailed to you.
Getting ready for the survey
- Unlock side gates and any roof access doors
- Make sure pets are kept safely away
- If it is not your property yet, arrange access through the agent

Advice
Local roofs in Pegwell
Pegwell is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take an older house close to Church of St Laurence: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you run a business near Westwood Cross, a dated report on the roof is useful for planning and for any lease discussions. For site and facilities teams at buildings like Chilton Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Pegwell is about 1 mile south-west of St Lawrence, in Kent. Anywhere in Pegwell, we can come and survey your property. Our area takes in places right across Kent. You can also see our page for Canterbury.

Tips that help
Here are a few things we’d tell any owner, before and after a survey:
- Use the report as a baseline for future checks
- Ask about consent before removing a chimney on an older property
- Photograph damp patches with the date
- Check that disused chimneys can still breathe
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Make sure fixings on the stack are sound, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.
Should I look at the roof myself first?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Pegwell: your questions answered
How do I find out if my home in Pegwell is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is Pegwell within the area you cover?
Yes, Pegwell is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
What if it rains on the day?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.
How do I arrange a chimney survey in Pegwell?
Just ring 07833 053749 or use the contact form with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance.
Will you photograph what you find?
Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Different roofs, different checks
Chimney pots and cowls
Damaged pots are a safety concern as well as a leak risk. We photograph each pot and note any damage.
Rendered stacks
Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.
What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s inside the brickwork or behind render, without opening up
- Hidden sides of a shared stack
- A structural engineer’s assessment
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What a survey covers and does not.
What we check

- Flaunching
- Brick chimney stacks
- Lead flashings
