Sevenscore questions
Can a landlord with a rental near Thanet Parkway station book a roof survey?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details.
How do I find out if my home in Sevenscore is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover Sevenscore?
Yes. We survey roofs in Sevenscore and the rest of Kent. For a price, ring 07833 053749 or use the contact form.
Does the report include photographs?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Are hidden gutters like valleys and box gutters included?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and we’ll note that in the report.
Do you survey underground drains?
No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.
Gutter survey in Sevenscore
Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. Common reasons to book are gutters full of debris and silt and dripping or leaking gutter joints, across downpipes, parapet and box gutters and eaves gutters.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Practical tips
Nothing here needs a ladder. A few suggestions:
- Check that downpipes are firmly fixed to the wall
- Don’t leave hidden gutters out of a clear-out
- Have overhanging branches cut back
- Check for spilling water in a downpour
Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.
What we look for on each type of roof
Box and secret gutters
Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Missing lead is something we check for too.
When you need someone else
In fairness, a roof survey has limits:
- What’s behind fascias and inside walls
- Pipes below ground level
- Hidden sections we cannot view safely
If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before booking. The full list of what we check.
What this survey covers
- Outlets and hoppers
- Eaves gutters
- Parapet and box gutters
- Valley gutters
- Fascias and soffits
- Downpipes
How it works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Older rural homes like those around Sevenscore can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
How to prepare
- Note where any stains or damp appear
- Keep pets in another room
- Buyers: confirm access with the estate agent or seller

Gutter surveys around Sevenscore
Sevenscore lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Quex Park, about 2.8 miles north-west, is one of the historic houses in the wider area around Sevenscore. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Living close to Sandwich and Pegwell Bay is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you live in an older home near St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. Shop and office owners around Westwood Cross may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Getting in touch
We’ll normally ask about:
- What made you get in touch
- Any marks or damp showing indoors
- The kind of building and roof involved
- Photos of the roof, taken safely from the ground or a window
Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
