Ebbsfleet homes and their roofs
Ebbsfleet is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Historic houses such as Quex Park, about 3.8 miles north, show how far back building in the area around Ebbsfleet goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Shop and office owners around Westwood Cross may find that a roof report helps plan work around trading rather than after a leak. Living close to Sandwich and Pegwell Bay is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Thanet Parkway station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Gutter surveys for homes and businesses in Ebbsfleet
Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. If you’ve noticed leaves and moss blocking gutters and soffits marked by water, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Ebbsfleet, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What this survey can’t tell you
Before booking, it is worth knowing what a survey won’t do:
- Hidden sections we can’t view safely
- The inside of a downpipe along its whole length
- What’s behind fascias and inside walls
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before you book. The full list of what we check.
What we look at
- Valley gutters
- Outlets and hoppers
- Downpipes
- Fascias and soffits
- Parapet and box gutters
- Eaves gutters
How it works
The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes an hour or two for a house, and about three to four hours for a commercial roof. Around Ebbsfleet, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before the survey
- Have any questions written down, so nothing gets missed
- Note where any stains or damp appear
- Keep pets in another room

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.
What affects the price in Ebbsfleet
The price reflects the time and kit the roof needs. The main factors are:
- Whether you choose the Basic, Standard or Premium Survey
- Features like valleys, chimneys, dormers and parapets
- The roof’s overall size
- Height and safe access
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
Helping us price your survey
You don’t need to know any roofing terms. It’s enough to tell us:
- Access details, like a loft hatch or a shared roof
- Your timetable, like an exchange date
- Photos of the roof, taken safely from ground level or a window
- What kind of property and roof it is
Not sure which survey you need? The easiest way is to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.
DIY checks: what’s safe
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Your questions about gutter surveys in Ebbsfleet
Does being near the coast affect roofs in Ebbsfleet?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Ebbsfleet is within about 2 miles of the coast.
I let a flat near Thanet Parkway station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
How quickly is the report sent?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Do you cover Ebbsfleet?
Yes. We cover Ebbsfleet and the rest of Kent, as part of our work across London and the South East. To book, phone 07833 053749 or drop us an email.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Useful tips for Ebbsfleet property owners
From years of surveys, a few habits stand out as worth the effort:
- Watch the gutters during heavy rain
- Make sure downpipe clips are holding
- Book gutter clearing once a year, more frequently near trees
- Don’t climb a ladder to look in the gutters
For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.
Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
