New roof snagging in Sevenscore: what you get

Roof work often leaves debris behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. Each item is photographed. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. Finding these early makes them easier to raise. If you are worried about gaps at new flashings and missing or blocked roof ventilation, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Sevenscore may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Different roofs, different checks

Ridges, hips and verges

Verge details can be rushed, so we look at them carefully.

Flashings

Flashings around chimney stacks are a common weak point and are checked closely.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Look for marks or cracks left by the work
  • Put any issues to your roofer in writing
  • Check ceilings and the loft after heavy rain
  • Check the roof before you pay in full

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. That’s worth bearing in mind if a payment date is close.

Keep paperwork for the new roof together. Add the snagging report to it.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on any day of the week, which helps when tenants work during the week.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Sevenscore questions

Do roofs near the sea, like those around Sevenscore, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is my home in Sevenscore listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Will you deal with my roofer if there is a problem?

No. We report on what we see. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Do you lift tiles to check the fixings?

No. We do not open up the new roof so hidden fixings aren’t visible to us. We note what couldn’t be seen.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What happens on the day

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Sevenscore, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

Before we arrive

  • Unlock side gates and any roof access doors
  • Move anything stored under the loft hatch
  • Buyers: confirm access with the estate agent or seller

Sevenscore homes and their roofs

Sevenscore lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a close look whether you are buying or signing off new work. Historic houses such as Quex Park, about 2.8 miles north-west, show how far back building in the area around Sevenscore goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to St Mary: the roof may have had decades of patch repairs, and the survey shows where they are.

Common roof problems in Sevenscore

Most householders can’t get a good look at their new roof. From the pavement, many faults are invisible before you pay.

A survey can pick up problems such as:

  • Signs of condensation in the roof space
  • Flashings not properly dressed or fixed
  • Gutters blocked by building debris
  • Untidy or loose verge details

For landlords with property near Thanet Parkway station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What to check before booking

  • Will they check the loft as well as the outside?
  • Which parts of the roof they’ll actually see
  • How long the report takes to arrive
  • What exactly goes into their report

What a good roof survey covers

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
