Independent storm damage roof reports in Westwood

Storm damage roof reports around Westwood

Westwood lies within about 2 miles of the sea. Insurers decide claims on their own policy wording, and many treat gusts of about 55 mph as storm conditions, though it varies. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in.

If you own a rental within reach of Margate station, a clear finding on where water gets in helps you brief a roofer right away. If you look after a shop, office or commercial unit, for instance near Westwood Cross, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Westwood is about 1 mile south of Margate, in Kent. We visit Westwood as part of our work across Kent, for homes and businesses alike. Our area takes in places right across Kent. We also survey roofs in Canterbury.

Surveys in CT9 and CT10 work the same way as everywhere else we cover. If you need a storm damage roof report at a property on Leo Road, Nash Road and Luna Road or a nearby road, we can survey it. You’ll find Westwood on the A254, which makes it simple to reach. If you are just outside Westwood, we cover Flete (1 mile west), Haine (1 mile south), Margate (1 mile north), Newington (1 mile south) and Garlinge (2 miles north-west). Larger places within reach include Canterbury (15 miles south-west), Whitstable (15 miles west), Deal (10 miles south), Herne Bay (11 miles west), Walmer (11 miles south) and Wincheap (15 miles south-west).

Around Westwood

Locally, jobs take us to homes and businesses close to Hartsdown Academy and The Orb pub. Westwood’s nearest station is Margate station, about 1.4 miles north-west of the centre. A little further out are Public Library & Museum (Camborne) (1.4 miles north) and Queen Elizabeth the Queen Mother Hospital (0.7 miles north). Open spaces near Westwood include Sandwich and Pegwell Bay.

About our storm damage roof report in Westwood

What counts as a storm depends on your policy, though many use gusts of about 55 mph. Your policy document sets out its own definition. We don’t decide whether a storm met that test. We record the damage and what seems to have caused it. The report includes photos of each area of damage, and you decide what to send. Insurers decide claims on their own policy wording. If you are worried about lead lifted at abutments and loose or broken chimney pots and cowls, a survey will tell you what’s going on.

In a smaller place like Westwood, some roofs face open ground, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather frequently points to an exposed detail. It is useful to know when and where the water appears. The gutters on the most exposed side can overflow too.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Signs you need a storm damage roof report in Westwood

Insurers often want evidence of what has been damaged and why. An independent report gives you a clear record to send. The decision still rests with the insurer.

A survey can pick up problems like:

  • Damaged flat roof membrane
  • Cowls or aerials dislodged in the wind
  • Gutters pulled loose in the wind
  • Lifted or missing ridge and hip tiles

Quex Park lies about 2.9 miles west, so building around Westwood goes back a long way. On older roofs nearby, leaks often trace back to lead flashings, valleys and gutters.

What a roof survey includes

The survey, step by step

After the inspection, everything we found is written up in a report with photos. On timing, most surveys take roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Some parts of a survey depend on the weather, so a visit to Westwood is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there’s access, for water damage.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. You receive the written report with photographs.

How to prepare

  • Check the loft hatch can be reached
  • Keep pets inside or away from the areas we’re looking at
  • Have any paperwork from past roof work to hand

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Leave it or get it looked at?

Leaving storm damage can let water into the loft space and rooms below. Further water damage can blur what the storm actually did. Emergency temporary protection should be arranged with a roofer. With lower homes, common in places like Westwood, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What a survey costs

We confirm the price for your roof before booking. These are the things that affect it:

  • Roof area
  • Height and safe access
  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets

Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for your roof before booking.

Getting in touch

We’ll normally ask about:

  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside
  • The style of property, from a terrace to a block
  • Whether there is a loft hatch, a shared roof or tricky access

Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or email us.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Keep fallen slates or tiles as evidence if safe
  • Keep receipts for any emergency work
  • Photograph the damage safely from below
  • Note the date and time you first saw the damage

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Keep gutters and outlets clear so heavy rain can drain away. Overflowing gutters can make storm damage worse.

Westwood: your questions answered

Do you cover smaller places like Westwood?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Westwood?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

How do I book a survey in Westwood?

To book, call 07833 053749 or use the contact form and let us know the address and what you’d like to know. We’ll confirm the price and agree a day with you.

Should I go up on the roof to take photos?

Stay off the roof. Take photos from the ground or from windows. Note the date and time, and photograph any damage inside.

Do you look in the loft space?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Will you go up on the roof?

Only where it’s safe to do so. We look at everything that can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we can’t see is noted in the report.
