Storm damage roof reports in Wincheap

Storm damage roof reports for homes and businesses in Wincheap

When a storm has damaged your roof, a written record can help you explain it to your insurer. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We’re not loss adjusters and can’t tell you if your claim will succeed. What you get is an independent view of the roof’s condition. We survey chimney stacks, ridges and hips and flat roofs, and the problems we are asked to look at most are cowls or aerials dislodged in the wind and lead lifted at abutments.

Houses in smaller places like Wincheap can stand more in the open, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather often points to an exposed detail. It helps to know when and where the water appears. Gutters and downpipes on the exposed side are worth a look as well.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why it is worth a survey now in Wincheap

If the damage is partly wear and tear, it is better to know. We record storm damage and older defects, so there are no surprises later. Around Wincheap, leaves and moss in gutters lead to overflowing water and damp walls. It’s easy to sort the cause early and slow to dry a damp wall.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We will tell you which package suits the questions you have.

What you get with us

  • CAA-registered drone operator (Flyer ID and Operator ID)
  • PI and public liability insurance
  • Photos and a written report every time
  • Surveys on weekdays, Saturdays and Sundays

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What a survey costs

Survey packages start from £150, including VAT. The price for your roof depends on:

  • House, block, shop or office
  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for the job before booking.

Helping us price your survey

A few details help us recommend the right survey and price. When you contact us, tell us:

  • How the loft is reached, if there is one
  • The style of property, from a terrace to a block
  • What made you get in touch
  • Pictures from the garden or a window, if you have them

You can call us seven days a week. To book or ask a question, ring 07833 053749 or email us.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Wincheap: your questions answered

Will you come out to Wincheap?

Yes, Wincheap is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do you cover Wincheap?

Yes, Wincheap is within the area we cover. We survey roofs across London and South East England. You can ring 07833 053749 or drop us an email with the address and a few details.

Are you loss adjusters?

No. Our report is an independent record for you to use. Your insurer may appoint its own loss adjuster.

Do you climb onto every roof?

Only if it is safe. We check everything that can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How much is a storm damage roof report?

Our price is from £150, including VAT. Larger or more complex roofs are quoted for their size. It does not include repair costs, so you will need a roofer’s quote for those.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for most homes, depending on how much of the roof was hit. Some parts of a survey depend on the weather, so a visit to Wincheap is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

How to prepare

  • Point out any leaks or damp patches
  • If the roof is shared, arrange access with whoever manages the building
  • Make a note of anything you’d like us to look at

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To get started, call 07833 053749 or email us.

Advice

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Negotiating a claim settlement
  • Your insurer’s view of the claim
  • A price for the repairs

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before you book. The full list of what we check.

What we check

  • Flat roofs
  • Slate and tile slopes
  • Flashings
  • Gutters and fascias

Leaks and storm damage in Wincheap

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the roof type helps narrow down where water may be getting in. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

The streets around a church such as Church of St Mildred are often among the oldest in a place, and if your home is one of the older ones nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you run a business near Whitefriars Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. Take a building like Wincheap Foundation Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.
