Landlord roof surveys in Ripple

How a landlord roof survey works in Ripple

Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us and residents will need to be told beforehand. Your agent or you arrange access, and we confirm what we need when booking. Where we can’t get into part of the building, the report says so. If you are worried about chimney stacks in poor repair and worn ridges, hips and verges, we can find out what’s behind it, on blocks of flats, converted houses and rented houses alike.

Somewhere as small as Ripple, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What affects the price in Ripple

Several things affect the price of a survey:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The roof’s overall size
  • Commercial roofs and larger buildings
  • Height and safe access

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

What to tell us when you get in touch

We will normally ask about:

  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode
  • Access details, such as a loft hatch or a shared roof
  • When you need the report by

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

The survey, step by step

We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for a single let house, with blocks of flats taking longer. In a small place like Ripple, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building

Ripple homes and their roofs

The coast is about 3 miles or less from Ripple, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. About 1.9 miles east lies Walmer Castle, a reminder of how long the area around Ripple has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Landlords with a home close to Walmer station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to Church of St Mary the Virgin: old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as St Mary's Catholic Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Ripple is about 2 miles south-west of Deal, in Kent. In Ripple, as across Kent, every roof gets the same careful survey. Our Kent coverage includes Ripple and the places around it. Canterbury is in our area too.

We survey roofs across the CT14 postcode area for landlord roof surveys. If you need a landlord roof survey at a property on Mongeham Road, Sunnyside Close and Sutton Lane or anywhere close by, we can survey it. Close by, we survey roofs in Great Mongeham (1 mile north), Mill Hill (1 mile north-east), Northbourne (2 miles north-west), Sholden Meadows (2 miles north) and Sholden (2 miles north-east). Within a short drive, we also cover Canterbury (13 miles north-west), Margate (12 miles north), Dover (5 miles south-west), Folkestone (12 miles south-west), Ramsgate (10 miles north) and Broadstairs (12 miles north).

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Make sure the loft space can be accessed
  • Hold on to old reports to compare later
  • Make leak reporting easy for tenants
  • Act on high-priority defects quickly

If you need to share the findings with leaseholders or a board, the photos help. The report is written in plain language.

Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.

What a landlord roof survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Areas behind locked flats or blocked hatches
  • Structural calculations or an engineer’s report
  • Legal advice on leases or service charges

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

Ripple questions

How do I find out if my home in Ripple is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Ripple within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

How much is a landlord roof survey?

Our price is from £150, including VAT. The price depends on the size of the building and the number of roofs. For a price, call 07833 053749 or email us.

Do you advise on who is responsible under the lease?

No, we do not advise on leases, so ask your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Do you look in the roof space?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Do you need access to all the flats?

Sometimes, yes. Where the loft or roof can only be reached through a home, we will need to go in so please give residents notice.

Why get it checked now?

A planned maintenance budget needs real information. Our report separates urgent items from those that can wait helping you spread the work. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Different roofs, different checks

Flat roofs on blocks and rear additions

Felt flat roofs often last around 15–20 years, so knowing roughly how old the roof is helps.

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. We check gutters, outlets and downpipes as far as can be seen safely.
