New roof snagging near Brook Street

New roof snagging in Brook Street: what you get

A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted and look in the roof space for condensation. What we see goes in the report. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. It all goes in the report. We survey new flat roofs, new-build homes and ridges and verges, and people most often book us about gutters blocked by building debris and gaps at new flashings.

Some older homes in villages like Brook Street are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

If any part of the new roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What we can’t see

Before booking, it’s worth knowing what a survey won’t do:

  • What’s under the new coverings
  • Details hidden from sight
  • How the roof will perform for years to come

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Replacement roofs
  • Loft conversions and dormers
  • Ridges and verges
  • New-build homes
  • Flashings and valleys
  • New flat roofs

Why get it checked now?

Offcuts left in a gutter can block it and send water down the walls. Spotting it now saves chasing damp later. Where a roof is exposed, as many are in small places like Brook Street, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Why us?

  • Independent findings on the roof’s condition
  • Surveys seven days a week
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • 98% customer satisfaction

Your questions about new roof snagging in Brook Street

Do you cover smaller places like Brook Street?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Brook Street?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

What do you check on a new roof?

Everything we can see safely, from the ridge and verges down to the eaves and gutters. The roof space is checked where there is safe access and check for damage left by the job.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

How much time does a snagging visit need?

A visit normally takes between one and two hours for most houses, though large, tall or awkward roofs take more time. You’ll know roughly how long when we arrange it.

Can you inspect the roof on a new-build home?

Yes. We inspect the roof as far as it can safely be seen and record any snags. It is worth booking before your builder’s defects period ends.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How the survey works

Every roof is different; as a rough guide, the survey takes an hour or two for a typical new house roof, longer where the roof is large or complicated. If you have questions on the day, just ask. Older roofs in small places like Brook Street can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photographs.

How to prepare

  • Have keys ready for side gates, garages or roof access doors

Advice

Landlords, agents and block managers in Brook Street

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Watch for gutters overflowing in rain
  • Send the snagging report to your roofer
  • Keep warranty papers safe
  • Check before your warranty period ends

You receive a written report with photos of each snag and written recommendations. You can send it straight to your roofer.

Keep the final payment until the roof has been checked, where your contract allows. It keeps the job open until it is right.

Local roofs and buyers in Brook Street

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. For a purchase or a newly finished roof, the materials decide which details matter most. About 3.5 miles south-west lies Smallhythe Place, a reminder of how long the area around Brook Street has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Appledore (Kent) station, a written report helps before buying a rental or paying for a new roof on one. For an older house near a landmark such as Parish Church of All Saints, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
