How new roof snagging works in Tyler Hill
A new roof is a big spend, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the new roof and around it. The findings go into a written report with photos to share with your roofer. It’s an independent check, separate from the roofer who did the work. We survey replacement roofs, new-build homes and flashings and valleys, and the problems we’re asked to look at most are missing or blocked roof ventilation and broken coverings left on a new roof.
In a village or hamlet like Tyler Hill, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What happens on the day
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely. The survey typically takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Somewhere like Tyler Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- First, you let us know what the roofer did and any concerns you have.
- The coverings, ridges, hips and verges are checked as far as can safely be seen.
- Flashings, valleys, gutters and visible underlay at the eaves are checked.
- We look in the loft space, where there’s safe access, and around the property for debris or damage.
- We send a report with photographs of each snag.
How to prepare
- Make sure we can get to the back of the property
- Check the loft hatch can be reached
- Have any questions written down, so nothing gets missed

Questions from Tyler Hill
Is Tyler Hill within the area you cover?
Yes, Tyler Hill is on our map. A small place gets exactly the same survey as a big one.
Is my home in Tyler Hill listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
How do I book a survey in Tyler Hill?
It’s easiest to ring 07833 053749 or send us an email. Let us know the address and a little about the roof, and we’ll suggest the right survey. Surveys run on weekdays, Saturdays and Sundays.
How long does new roof snagging take?
Most house visits take about 1–2 hours, and longer for large or complex roofs.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will explain what’s needed.
Which parts of the roof does snagging cover?
All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it’s safe, and we note any mess or damage left after the work.
Is this an asbestos survey?
No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.
Practical tips
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Look for new stains after a downpour
- Agree snagging with your roofer at the start
- Keep the contract and invoices together
- Look for debris left in gutters from the ground
Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person one.
Keep paperwork for the new roof together. Add the snagging report to it.
Local roofs and buyers in Tyler Hill
The coast is about 4 miles or less from Tyler Hill, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
For landlords with property near Canterbury West station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If you live in an older home near Church of St Cosmus and St Damian, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Landlords and letting agents in Tyler Hill book surveys as well as householders. The report gives you a dated record of the new roof, with photographs, which helps you plan work between tenancies.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What happens if roof problems are left?
Some faults only show when water gets in. An inspection before that point gives you a record of the roof as handed over. Around Tyler Hill, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
