Pre-purchase roof surveys for homes and businesses in Tyler Hill

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you’re tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it’s safe to get in. The findings come in a written report with photos. We survey chimney stacks, the roof space and natural slate, and the problems we’re asked to look at most are signs of past leaks inside the loft and a ridge or slope that dips.

Some older homes in villages like Tyler Hill are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Buying a home or a new roof in Tyler Hill

Tyler Hill is within about 4 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near Church of St Cosmus and St Damian, the roof may have had decades of patch repairs, and the survey shows where they are.

Tyler Hill: your questions answered

Is my home in Tyler Hill listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Does being near the coast affect roofs in Tyler Hill?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Tyler Hill is within about 4 miles of the coast.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

Will you fly a drone over my roof?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

Will you climb onto the roof?

Only where it’s safe. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where it applies.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.

Should I get a roof survey as well as a RICS home survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

DIY checks: what’s safe

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

How we price pre-purchase roof surveys

Not every roof costs the same to survey, and it comes down to:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The height of the building and how the roof can safely be seen
  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel
  • Access details, like a loft hatch or a shared roof

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

What we do, step by step

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours at most homes, and more on a big or complicated roof. Older rural homes like those around Tyler Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before the survey

  • Check pets are kept safely away
  • Have any paperwork from past roof work to hand
  • If you are buying, let the agent know when we’re coming

Booking a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

Related advice

Do you need a pre-purchase roof survey in Tyler Hill?

Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.

Common reasons to book include:

  • Flashings that have lifted or split
  • Gutters choked with leaves and moss
  • Quick fixes on flashings and valleys
  • Slipped or missing slates and tiles

Landlords with a home close to Canterbury West station may find that a written report helps before buying a rental or paying for a new roof on one.

Questions to ask before you book

  • What insurance they carry
  • Which parts of the roof they’ll actually see
  • How long they’ve been surveying roofs
  • Whether any drone flown is registered with the CAA

Practical tips

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Let us know your timetable
  • Request records of any re-roofing
  • Watch for stains or fresh paint on ceilings below the roof
  • For a flat, check who is responsible for the roof

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.
