Different roofs, different checks

Clay and concrete tiles

Well-laid tiles can last for decades. We check for cracked, uneven or poorly fixed tiles as far as can be seen.

Underlay and ventilation

At the eaves, the underlay should run into the gutter to carry water off. We check it where it can be seen.

New roof snagging in Lydd: what you get

A snag is a fault or unfinished detail left when work is done. On a roof, snags are often at the edges and junctions, where the detailing is hardest. We inspect as far as can safely be seen and photograph each snag. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. If you are worried about flashings not properly dressed or fixed and gutters blocked by building debris, we can find out what’s behind it.

Smaller places like Lydd often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in Lydd or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about one to two hours for a typical new house roof, longer where the roof is large or complicated. A visit to a smaller place like Lydd is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

How to prepare

  • Leave a clear route to the loft
  • Make a note of anything you’d like us to look at
  • Agree roof access with the managing agent if it’s shared

Why act early in Lydd

Defects and warranty periods have an end date. Checking the roof before it ends gives you time to raise anything we find. In a smaller place like Lydd, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further.

Do you need new roof snagging in Lydd?

Flashings are a common source of snags. Loose or badly fitted flashings can let water in at the first heavy rain.

We’re frequently asked to look at:

  • Loose flashings at walls or chimneys
  • Signs of condensation in the roof space
  • Cracked mortar at the ridge or hips
  • Broken coverings left on a new roof

Whatever the street in Lydd, a roof costs least to look after when faults are caught early.

Before booking anyone

  • Which parts of the roof they’ll actually see
  • Whether the roof space is looked at, where there is one
  • What’s outside the scope of the survey
  • What insurance they carry

What a roof survey includes

Lydd homes and their roofs

The coast is about 3 miles or less from Lydd, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Take an older house close to All Saints Church: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

FAQs for Lydd

Does being near the coast affect roofs in Lydd?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.

How do I find out if my home in Lydd is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

What does a new roof inspection include?

Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The loft space is looked at where there is safe access, and we note any mess or damage left after the work.

Can you see the fixings under the tiles?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.

Rented homes, blocks and businesses

Landlords, agents and building managers in Lydd and across Kent can book any of our surveys. To discuss a property or a block, phone 07833 053749 or email us.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.

Useful tips for Lydd property owners

Nothing here needs a ladder. A few suggestions:

  • Check before your warranty period ends
  • Look for marks or cracks left by the work
  • File all paperwork for the new roof
  • Arrange the inspection before settling the final bill

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and leaves time for snags to be fixed.
