Roof leak investigations for Lydd homes and businesses

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. In a smaller place like Lydd, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Keep pets inside or away from the areas we’re looking at

Advice

How a roof leak investigation works in Lydd

On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are looked at from wherever it’s safe. Our report shows what we found, with photos. We survey slate and tile slopes, chimney stacks and the roof space, and common reasons people get in touch are water marks that spread in wet weather and leaks at a dormer or roof window.

Houses in smaller places like Lydd can stand more in the open, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that’s a useful clue. Tell us when it happens when you get in touch. The gutters on the most exposed side can overflow too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Have an electrician check any wet fittings
  • Check whether pipes or tanks run near the stain
  • Check the loft is accessible
  • Write down the wind direction and rain when it leaks

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. It is a chance to ask about anything in the report.

Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Photograph anything new.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • The repair itself (the investigation finds and reports the cause)
  • Defects hidden under coverings or inside walls without opening up

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Leaks and storm damage in Lydd

The coast is about 3 miles or less from Lydd, so there’s more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these roof types has its own typical places for water to get in.

Anyone responsible for a site like Lydd Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

Lydd is about 11 miles south-west of Hythe, in Kent. We cover Lydd and the rest of Kent. Our Kent coverage includes Lydd and the places around it. For surveys nearby, see our Canterbury page.

Surveys in TN29 are booked the same way as anywhere else. If you need a roof leak investigation at a property on Church Road, Station Road and High Street or anywhere close by, we can survey it. You’ll find Lydd on the B2075, which makes it simple to reach. Close by, we survey roofs in Lydd-on-Sea (2 miles east), Greatstone-on-Sea (3 miles north-east), Old Romney (3 miles north), New Romney (3 miles north-east) and Littlestone-on-Sea (3 miles north-east). Further out, we also cover Ashford (13 miles north), Folkestone (15 miles north-east), Hythe (11 miles north-east), Tenterden (12 miles north-west), Cheriton (14 miles north-east) and Kennington (15 miles north).

Leave it or get it looked at?

A leak that returns after a repair typically means the real source wasn’t found. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. Around Lydd, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What we are asked to look at in Lydd

Every flat roof covering has a working life. A felt roof often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.

Problems we come across often include:

  • Drips from nail tips in a cold loft
  • Leaks at a dormer or roof window
  • Damp walls below an overflowing gutter
  • Staining around the chimney inside

The streets around a church like All Saints Church are often among the oldest in a place, and if you own one of the older houses nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Questions to ask before you book

  • Is VAT included in the price?
  • Their report turnaround times
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their drone registration, if they fly one

What a roof survey includes

Common questions in Lydd

How do I find out if my home in Lydd is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do roofs near the sea, like those around Lydd, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you use thermal imaging to find leaks?

It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

What does the report include?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

Does the investigation include the repair?

A leak investigation finds and reports the likely source. The repair itself is a separate job. The report shows where the water gets in and what should be done.
