Thermal roof surveys near Lydd

Thermal roof surveys for homes and businesses in Lydd

Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where applicable, a structural analysis and a same-day report. There’s an in-person consultation as well, plus a follow-up 12 months later. You can phone 07833 053749 or drop us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We survey loft conversions, insulated roof spaces and flat roofs, and people most frequently book us about water that travels before it shows and moisture around outlets and upstands.

Around Lydd, older homes can have thin loft insulation and later additions with roofs of their own. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Clear results when the conditions on the day are poor
  • Structural calculations, which need a structural engineer
  • An energy rating for the building

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before you book. What a survey covers and does not.

Roof types and parts we check

  • Flat roofs
  • Ceilings below the roof
  • Pitched roof slopes
  • Loft conversions
  • Commercial roofs
  • Insulated roof spaces

Signs you need a thermal roof survey in Lydd

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.

It’s worth booking a survey if you’ve seen:

  • Damp around roof outlets and upstands
  • Damp patches with no obvious cause
  • Leaks that are hard to trace
  • Damp where roofs meet walls and chimneys

If your home is one of the older ones in the streets near All Saints Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Choosing a roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What follow-up you get after the report
  • Whether the inside of the roof is included
  • Is VAT included in the price?

What to expect from a roof survey

What a thermal roof survey looks like in Lydd

Lydd is within about 3 miles of the coast, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you look after a building such as Lydd Primary School, thermal images can show where wet insulation sits under a big flat roof.

Lydd is about 11 miles south-west of Hythe, in Kent. Bookings from Lydd are handled just like any other: get in touch, agree the price and pick a day. We cover towns and villages across Kent. There’s also a page for Canterbury.

Lydd: your questions answered

Is drone flying allowed in Lydd?

Usually it comes down to two things: the airspace at the address and the weather. Lydd Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. A small drone can’t fly safely in strong wind or a downpour.

Does a conservation area affect roof work in Lydd?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How fast do I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know when booking.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Does thermal imaging detect leaks directly?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

How long is the visit?

Expect it to take about one to two hours at most homes, and more on a big or complicated roof. The written report follows by email, on the timescale of your package.

Landlords, agents and block managers in Lydd

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. In a smaller place like Lydd, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Advice

What a survey costs

A few things affect what a survey costs:

  • The shape of the roof and its details
  • The use of thermal imaging or a drone
  • Roof area
  • The type of building, from a house to a block or an office

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What to let us know when you contact us

What helps most when you contact us:

  • When you need the report by
  • The type of building and roof, such as pitched or flat
  • Pictures from the garden or a window, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or send us an email.

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
