About our thermal roof survey in Tenterden

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. We then check those areas with moisture readings. We survey flat roofs, insulated roof spaces and commercial roofs, and the problems we are asked to look at most are damp around roof outlets and upstands and damp around chimneys and parapets.

Places like Tenterden can be near small airfields or other airspace restrictions, so every drone flight starts with a check of the Drone Safety Map. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Tenterden questions

Do you carry out roof surveys in Tenterden?

Yes, Tenterden is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Tenterden?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is thermal imaging good for finding leaks?

It can help narrow down where water may be getting in. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings because the camera can’t confirm water on its own.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Will you photograph what you find?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

Leave it or get it looked at?

Repeated repairs that don’t stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. Tradespeople may need to travel further to a smaller place like Tenterden, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Different roofs, different checks

Felt and asphalt flat roofs

Built-up felt and asphalt roofs can hide trapped water for a long time. The camera can give clues to where it is sitting, when the conditions allow.

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.

Thermal roof surveys in Tenterden: local notes

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Tenterden has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.

If you live in an older home near Parish Church of St Mildred, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps. If you look after a building such as Tenterden Infant School, big roofs are where photos from the air and thermal images show the most at once. For hotels and guest houses around Tenterden, a roof problem found early is far less disruptive than one found by a guest, so it is worth knowing the roof’s condition.

What we can’t see

It’s a careful look at the roof, not the whole story. The main limits are:

  • A formal energy assessment
  • Clear results when the conditions on the day are poor
  • The condition of timbers we can’t see

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey. What our survey covers.

What this survey covers

  • Flat roofs
  • Pitched roof slopes
  • Insulated roof spaces
  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof

The survey, step by step

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. If you have questions on the day, just ask. For a survey in Tenterden, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Keep pets in another room
  • Leave side gates unlocked
  • Move anything stored under the loft hatch
