Tenterden homes and their roofs
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2.2 miles south lies Smallhythe Place, a reminder of how long the area around Tenterden has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
If you live in an older home near Parish Church of St Mildred, its chimney, valleys and lead work are likely to be the parts that need attention first. Living close to Turners Field is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
Tenterden is about 9 miles south-west of Ashford, in Kent. Bookings from Tenterden are handled just like any other: get in touch, agree the price and pick a day. We cover towns and villages across Kent, from the larger towns to small villages. You can also see our page for Maidstone.
Surveys in TN30 work the same way as everywhere else we cover. That includes homes and businesses on Golden Square, High Street and Station Road and the roads around them. Chimney surveys for homes and businesses in Tenterden
Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you’ve noticed worn or missing pointing and signs that a stack is leaning, a survey will tell you what’s going on, on chimney pots and cowls, brick chimney stacks and flaunching alike.
Around Tenterden, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Tips from our surveys
Most of what helps is simple and safe from the ground. Our suggestions:
- Ask about consent before removing a chimney on an older property
- File photos of the stacks with your home records
- Never climb onto the roof to look at a chimney
- Glance at the stacks from the street now and then
You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect so anyone reading it can see what we saw.
Look at your chimneys from the ground now and then, particularly after strong winds. With binoculars, you can frequently see cracked flaunching or lifted lead.
Common questions in Tenterden
Will you come out to Tenterden?
Yes, Tenterden is on our map. Villages and rural addresses get the same survey as a town house.
Do you carry out roof surveys in Tenterden?
Yes. Our area covers London and the South East, and Tenterden is part of that. You can phone 07833 053749 or use the contact form with the address and some details.
Should I worry about a leaning stack?
It’s worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.
Do you take photos of the roof?
Yes. The report includes photos of what we found.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Will you walk on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.
Which parts of the chimney do you look at?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.
What this survey cannot tell you
It’s a careful look at the chimney stack, not the whole story. Its limits include:
- Conditions inside walls
- Hidden sides of a shared stack
- Flue inspections or sweeping
If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.
Roof types and parts we check
- Shared and party-wall stacks
- Flaunching
- Chimney pots and cowls
- Brick chimney stacks
- Lead flashings
- Chimney breasts
What we look for on each type of roof
Flaunching
We often find flaunching that has cracked or broken away. Caught early, it’s often a small job.
Rendered stacks
Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.
What happens on the day
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours for most homes, a little longer where there are several stacks. Homes around Tenterden often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We check the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Move anything stored under the loft hatch
- Show us where any leaks or stains appear
How to book

Advice
Common roof problems in Tenterden
The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.
Here are some of the things we see often:
- Disused chimneys trapping moisture
- Damp on a chimney breast inside
- Pots or cowls that look unsafe
- Bricks with flaking faces
Anyone responsible for a site like Tenterden Infant School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Choosing a roof surveyor
- Whether you get a written report with photos
- When you’ll get the report
- Will they check the loft as well as the outside?
- Their track record with similar roofs

Why get it checked now?
If you are buying, find out about the stacks before you exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. Tradespeople may need to travel further to a smaller place like Tenterden, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
Prices quoted always include VAT, and the written report is part of the package. Chimney survey starts from £150, including VAT. Size, height and access decide where your roof falls.
