Chimney survey in London Beach: what you get
A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. If you’ve noticed mortar washing out of the joints and damaged chimney pots and cowls, we can find out what’s behind it, on lead flashings, brick chimney stacks and chimney pots and cowls alike.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report records the chimney stack as we found it on the day. It’s useful straight away, and a good reference for later, like when you want to compare after future work.

How the survey changes by roof type
Chimney breasts and the loft
In the loft, staining around the stack often shows where water is getting in. What we find is photographed and described.
Flaunching
Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.
How the survey works
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around London Beach can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- You let us know whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- We look at the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.

London Beach questions
Do you survey roofs for landlords with property near Pluckley station?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is London Beach within the area you cover?
Yes, London Beach is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
How much does a chimney survey cost in London Beach?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Which parts of the chimney do you look at?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the roof space where we can reach. Everything is written up with photos.
Do you inspect shared chimneys?
Yes. We inspect everything that’s safely in view and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.
What will the report tell me?
Written findings with photos, covering the condition of the chimney stack, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
What causes damp on a chimney breast?
It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We check each one and note the most likely cause.
When to book a survey in London Beach
A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People normally call us when they notice damp or a problem with the stack, or before a purchase.
Typical things we are asked to look at include:
- Unused flues sealed without airflow
- Bricks with flaking faces
- Damaged chimney pots and cowls
- A chimney out of line
If yours is one of the older homes in the streets near Church of St Michael, its chimney, valleys and lead work are likely to be the parts that need attention first.
Questions to ask before booking
- What’s outside the scope of the survey
- Their insurance cover
- Their track record with similar roofs
- Whether you can ask questions once you have the report
Honest limits
Some things cannot be seen without opening up the roof, and that sets some limits:
- Structural calculations for a leaning stack
- Whether the flue is safe to use
- Hidden sides of a shared stack

Historic houses such as Smallhythe Place, about 4.2 miles south, show how far back building in the area around London Beach goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Tips that help
Over many surveys, some simple habits stand out as worth the effort:
- Keep the report to compare against at the next survey
- Look at the chimneys with binoculars after a storm
- Have the flue swept and checked if you use the fire
- Make sure fixings on the stack are secure
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.
