Landlord roof surveys in London Beach

Landlord roof surveys for homes and businesses in London Beach

Our landlord and block roof surveys cover London Beach and the rest of London and South East England. Time on site usually takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. Everything is inspected as far as it can be seen safely, and by drone where it is applicable. You then get a photo-illustrated written report. If you’ve noticed splits and blisters in flat roof coverings and leaks into upper flats, we can find out what’s behind it.

Somewhere as small as London Beach, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why it’s worth a survey now in London Beach

A planned maintenance budget needs real information. Our report separates urgent items from those that can wait, so spending can be spread sensibly. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

What happens on the day

The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Somewhere like London Beach needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Leave a clear route to the loft
  • Let us know about parking before the day

FAQs for London Beach

Is London Beach within the area you cover?

Yes. London Beach is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you survey roofs for landlords with property near Pluckley station?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Do you use drones?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Can we use the survey to plan a roof budget?

Yes, that is one of the main reasons clients book. A repeat survey later shows how the roof has changed, which suits a rolling plan.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

London Beach homes and their roofs

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Smallhythe Place, about 4.2 miles south, is one of the historic houses in the wider area around London Beach. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings like St Michael's Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Pluckley station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near Church of St Michael, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we can’t safely see or access
  • Walls, floors and services beyond the roof

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.

What this survey covers

  • Gutters and downpipes
  • Rented houses
  • Flat roofs on blocks
  • Converted houses
  • Shared roofs
  • Blocks of flats

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

How the survey changes by roof type

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. Ponding, splits and blistering are recorded where we can see them safely.

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. We note what we see from inside.
