How a roof survey works in London Beach

Across London and the South East, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey the roof space, chimney stacks and flat roofs, and common reasons people get in touch are condensation or damp timbers in the loft and blocked, sagging or leaking gutters.

Some older homes in villages like London Beach are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Questions from London Beach

Will you come out to London Beach?

Yes. London Beach is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

I let a flat near Pluckley station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do you give a life expectancy for the roof?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How do I arrange a roof survey in London Beach?

To book, ring 07833 053749 or send us an email and let us know the address and what you need to know. We’ll confirm the price and agree a day with you.

Why get it checked now?

Leaks rarely show up straight away. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can frequently spot it sooner. For an older or listed building in a place like London Beach, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about one to two hours at a typical home, and longer for a large or complex roof. In a hamlet or village like London Beach, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • Jot down any questions you want answered
  • Note where any stains or damp appear

How to book

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or email us.

Advice

Do you need a roof survey in London Beach?

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.

Common reasons to book include:

  • Leaning or weathered chimney stacks
  • Debris building up in roof valleys
  • Gutters that overflow in heavy rain
  • Condensation or damp timbers in the loft

Anyone responsible for a site like St Michael's Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before booking

  • Whether any drone flown is registered with the CAA
  • What they won’t be able to tell you
  • What experience they bring
  • Are they insured for the work?

What a roof survey includes

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Roof surveys around London Beach

About 4.2 miles south lies Smallhythe Place, a reminder of how long the area around London Beach has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of Pluckley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Trees in and around Wattle Wood shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Check the roof from the ground after storms
  • Ask about a flat roof on an extension or garage too
  • Have details of recent roof work to hand
  • Tell us about any leaks or stains you’ve seen

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

How the survey changes by roof type

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. We will tell you if the flue needs a specialist.

Natural slate

Inside the roof space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.
