Roof survey in Fosten Green: what you get

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey natural slate, the roof space and lead flashings, and people most often book us about gaps in the roof where coverings have gone and loose chimney pots.

Somewhere as small as Fosten Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes between one and two hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Fosten Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Advice

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Faults hidden behind ceilings or boarding
  • Structural calculations (that’s a structural engineer’s job)
  • How the roof will behave in every kind of weather

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

What this survey covers

  • Natural slate
  • The roof space
  • Ridges, hips and valleys
  • Lead flashings
  • Clay and concrete tiles
  • Flat roofs
  • Chimney stacks

Useful tips for Fosten Green property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Find records of any re-roofing or repairs
  • File the report with your home documents
  • Stay off ladders and the roof
  • Ask about a flat roof on an extension or garage too

We email the report to you, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

What you can safely check yourself

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Fosten Green: your questions answered

Will you come out to Fosten Green?

Yes, Fosten Green is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can a landlord with a rental near Headcorn station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Do you give a life expectancy for the roof?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Is this a RICS survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Signs you need a roof survey in Fosten Green

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

A survey makes sense if you’ve noticed:

  • Standing water on a flat roof
  • Loose chimney pots
  • Worn lead at chimneys and abutments
  • Debris building up in roof valleys

If you own a rental within reach of Headcorn station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions to ask before booking

  • Whether any drone flown is registered with the CAA
  • What the report includes, and whether it has photos
  • Their report turnaround times
  • Whether they hold professional indemnity and public liability insurance

What’s in a roof survey

Roof surveys around Fosten Green

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you live in an older home near St Margaret's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
