East End: your questions answered

Is my home in East End listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover East End?

Yes, East End is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or send us an email and let us know about the property.

Will you climb onto the roof?

Only when it’s safe. We also use views from the ground, windows and the roof space.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or use the contact form.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Do you give a life expectancy for the roof?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

How a roof survey works in East End

Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. Typical surveys look at loose ridge or hip tiles and flashings that have come away from the wall, on flat roofs, ridges, hips and valleys and natural slate.

Older buildings in small places like East End may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Make sure we can open the loft hatch
  • Look for debris in the garden after high winds
  • Photograph stains when they appear
  • Ask about a flat roof on an extension or garage too

We email the report to you, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English, with recommendations.

Every so often, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.

Can I check my roof myself?

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

How the survey works

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for a house, and longer for a large or complex roof. Rural addresses near East End can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Tell us about any leaks, stains or damp patches you know of
  • Tell us about parking before the day

How to book

Not sure which survey you need? It is easiest to call 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Advice

Landlord and commercial surveys in East End

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

Local roofs in East End

With Smallhythe Place about 5 miles south-east, East End sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. When to book a survey in East End

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.

Here are some of the things we see often:

  • Slipped, cracked or missing slates and tiles
  • Blocked, sagging or leaking gutters
  • Flashings that have come away from the wall
  • Ponding, splits or blisters on flat roofs

The streets around a church such as St Margaret's Church are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • How long the report takes to arrive
  • Their track record with similar roofs
  • Which viewpoints they use to see the roof

What a good roof survey covers

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A full building survey of the property
  • A structural engineer’s report
  • Asbestos testing of any kind

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey before you book. What our survey covers.
