How it works

After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, it usually takes about one to two hours for most houses, or half a day or so for a commercial building. In a small place like East End, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. Outside, we look at every likely route in.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. We email a report with photos, the likely entry point and recommendations.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • For a flat or shared roof, check access with the building owner or managing agent
  • Keep pets in another room

Roof leak investigation in East End

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. We survey rooflights and dormers, chimney stacks and lead flashings, and the problems we are asked to look at most are water marks that spread in wet weather and wet patches high on an inside wall.

Being in a small place like East End makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

FAQs for East End

How do I find out if my home in East End is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like East End?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Does the report include photos?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

How much is a survey?

Roof leak investigation starts from £150, including VAT. We confirm the price for your roof before booking, based on the roof’s size, access and package. For a price, ring 07833 053749 or use the contact form.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Why act early in East End

Water and electrics don’t mix. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Finding where the water is getting in should follow straight away. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Roof leak investigation starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Honest limits

It is useful to know what a survey will not do before booking:

  • An intermittent leak that shows no trace on the day
  • Water from pipes, tanks or heating systems
  • Whether rotten timbers meet design loads

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey before booking. The full list of what we check.

Roof leak investigations around East End

With Smallhythe Place about 5 miles south-east, East End sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these roof types has its own typical places for water to get in.

If you live in an older home near St Margaret's Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

East End is about 11 miles west of Ashford, in Kent. Surveys in East End work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our area takes in places right across Kent, large and small. We also survey roofs in Maidstone.

Every address in TN17 is covered for roof leak investigations. Whether your property is on Wood Lane, Mockbeggar Lane and Jackson Way or a nearby road, we can survey it. Nearby, we also carry out roof leak investigations in Fosten Green (1 mile north), Clapper Hill (1 mile north-east), Parkgate (1 mile east), West Cross (2 miles south) and Strood (2 miles south-east). Within a short drive, we also cover Maidstone (13 miles north), Ashford (11 miles east), Foley Park (14 miles north), Paddock Wood (12 miles north-west), Tenterden (3 miles east) and Bearsted (13 miles north).

Roof by roof

Slate and tile slopes

On slate roofs, corroded nails let slates slip. Even a single gap can let water in.

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. Each is looked at from every safe vantage point.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
