Roof leak investigation in Rolvenden
On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We look at the roof surface and the ceiling below. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. We are often asked to look into a leak that comes and goes with the weather and water dripping from rafters or underlay, across slate and tile slopes, lead flashings and the roof space.
For a small place like Rolvenden, the inspection is the same as anywhere: we simply plan the journey and access ahead. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What this survey cannot tell you
It’s a careful look at the leaking roof, not the whole story. Its limits include:
- Water from pipes, tanks or heating systems
- Leaks that only appear in weather we can’t recreate
- Putting the leak right
If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.

Leave it or get it looked at?
Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Outbuildings and barns around Rolvenden are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What affects the cost of roof leak investigations
Not every roof costs the same to survey, and it comes down to:
- Which survey package you book
- Whether it is a home or a commercial building
- How big the roof is
- Extensions, dormers and garages with roofs of their own
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Getting in touch
When you call or email, these details help:
- What’s prompted the survey
- The type of building and roof, like pitched or flat
- Where the property is, with the postcode
- Where any leaks, stains or damp patches show inside
Not sure which survey you need? It is easiest to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
The survey, step by step
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Rural addresses near Rolvenden can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You get in touch with details of the leak and any photos.
- Inside, we check the damp area and the roof space above it.
- Outside, we check every likely route in.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Before we arrive
- Tell us where we can park nearby
- Have any paperwork from past roof work to hand
- If you’re buying, check with the agent that we can get in

Leaks and storm damage in Rolvenden
With Smallhythe Place about 3.1 miles east, Rolvenden sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering and its details give the first clues when tracing where water is coming from.
If you look after a building like Rolvenden Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. If you own one of the older houses in the streets near Parish Church of St Mary, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Clear the loft hatch so we can get in
- Let us know if there are tanks or pipes in the loft
- Take dated photos of the leak
- Put a bucket under the drip and move valuables
Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. You can ask us about anything that isn’t clear.
Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.
FAQs for Rolvenden
Is Rolvenden in the area you cover?
We do. Every survey there gets the same written report with photos.
Is my home in Rolvenden listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Do you climb onto every roof?
Not unless it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.
Will I get photos?
Yes. The report includes photos of what we found.
How should I prepare for the leak investigation?
Note when the leak appears and what the weather was doing. Clear access to the loft. If water is near any fittings, have an electrician check them.
