Our roof survey service in TN17
Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. You do not need to do anything except give us access. Everything we see is photographed for the report. We survey ridges, hips and valleys, lead flashings and clay and concrete tiles, and common reasons people get in touch are gaps in the roof where coverings have gone and crumbling chimney pointing or cracked flaunching.
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.

Local landmarks in Cranbrook
We work in homes and buildings around The Crown Public House, Crane Valley and Cranbrook School. Nearby too are Congregational Church (within half a mile north) and Cranbrook Church of England Primary School (under half a mile north). Other landmarks nearby include Sissinghurst Castle (2.5 miles north-east) and Benenden Hospital (3.6 miles east).
Homes and roofs across TN17
Across TN17, a good many older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. TN17 is part of that mix.
Cranbrook: The streets around a church such as Congregational Church are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Trees in and around Crane Valley shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
Landlord and commercial surveys in TN17
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the visit with that in mind.
What happens if roof problems are left?
If you are planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect.
Questions to ask before you book
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether you get a written report with photos
- How they plan to inspect the roof safely
- Their insurance cover
Common roof problems in TN17
Some damage starts inside the loft space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It’s frequently mistaken for a leak, and it needs a different fix.
These are some of the problems a survey can pick up:
- Debris building up in roof valleys
- Standing water on a flat roof
- Slipped, cracked or missing slates and tiles
- Loose ridge or hip tiles
How the survey changes by roof type
Natural slate
Inside the loft space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.
Flat roof coverings
A felt roof often lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check how the covering is wearing.
What a survey does not cover
A survey is a careful look at the roof, but it cannot do everything. Its limits include:
- What’s under the slates, tiles or felt
- An exact number of years the roof has left
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Questions from TN17
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Can you check whether my roof contains asbestos?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
What does a roof survey cost?
Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
How long does the visit take?
It normally takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.
Do you carry out surveys on Saturdays and Sundays?
Visits run seven days a week in the daytime. Let us know your preferred days when you book.
Can you tell me how long my roof will last?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
