Roof surveys for homes and businesses in Knox Bridge
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. Common reasons to book are ponding, splits or blisters on flat roofs and gutters that overflow in heavy rain, on the roof space, clay and concrete tiles and natural slate.
Somewhere as small as Knox Bridge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Roof surveys in Knox Bridge: local notes
If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you let a flat or house near Staplehurst station, a roof report helps you deal with small faults before they turn into a call from a tenant. Whatever the street in Knox Bridge, a roof costs least to look after when faults are caught early.

What affects the cost of roof surveys
A few things affect what a survey costs:
- Extra roofs, like extensions, dormers or garages
- The shape of the roof and its details
- Any need for thermal images or a drone flight
- The height of the building and how the roof can be seen safely
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
Booking your survey
Before you get in touch, it helps to have:
- Any stains, drips or damp patches you’ve seen indoors
- What made you get in touch
- The address and postcode of the property
- Your timetable, such as an exchange date
Booking is simple: just ring 07833 053749 or send us an email and give us a few details about the property and we’ll point you to the right survey. We confirm the price before anything is booked.
What this survey can’t tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- Defects hidden under coverings or inside walls without opening up
- A full building survey of the property
- Whether the roof structure meets design loads
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.
What this survey covers
- Chimney stacks
- Lead flashings
- Flat roofs
- The roof space
- Clay and concrete tiles
- Ridges, hips and valleys
- Natural slate
Different roofs, different checks
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is frequently nail fatigue, and we say how widespread it looks.
Flat roof coverings
A felt roof frequently lasts around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.
Why act early in Knox Bridge
Leaving it means relying on what you can see from ground level. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. In a place like Knox Bridge, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about 1–2 hours at a typical home, and about three to four hours for a commercial roof. Older rural homes like those around Knox Bridge can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Before the survey
- Make sure pets are kept safely away
- Dig out any old roof reports or invoices
- Agree roof access with the managing agent if it is shared

Questions from Knox Bridge
Do you survey roofs for landlords with property near Staplehurst station?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
How do I find out if my home in Knox Bridge is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
Do you go up on the roof?
Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Can you survey a shared roof?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
