DIY checks: what’s safe

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Landlord roof surveys for homes and businesses in Knox Bridge

Shared roofs on blocks, converted houses and terraces raise their own questions. We check the roof from every safe viewpoint including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we are given access to. We are frequently asked to look into ponding or splits on flat roofs and blocked gutters over flats, across shared roofs, rented houses and gutters and downpipes.

Somewhere as small as Knox Bridge, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

What a landlord roof survey looks like in Knox Bridge

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

For any home in Knox Bridge, it’s the small, early fault that is cheapest to put right. If you own a rental within reach of Staplehurst station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Useful tips for Knox Bridge property owners

Over many surveys, some simple habits stand out as worth the effort:

  • Put urgent roof work at the top of the list
  • Tell tenants when we’re coming
  • Survey the roof on a regular cycle
  • Give tenants a simple way to report leaks

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Questions from Knox Bridge

Can a landlord with a rental near Staplehurst station book a roof survey?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Is my home in Knox Bridge listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you inspect a roof that several owners share?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.

How long does the survey take?

Expect it to take about 1–2 hours for a single let house, with blocks of flats taking longer. The written report follows by email.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

Can we use the survey to plan a roof budget?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed to keep your plan up to date.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Leave it or get it looked at?

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. In a small place like Knox Bridge, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. For a village or hamlet like Knox Bridge, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.
