How a landlord roof survey works in Wilsley Pound

Who pays for roof work on a block depends on the lease. We do not give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. If you’ve noticed slipped or missing slates and tiles and standing water on a flat roof, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Wilsley Pound may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

What you get is a clear record of the let or shared roof on the day we saw it. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

When you need someone else

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Structural calculations or an engineer’s report
  • Responsibility under a lease
  • Confirming asbestos in older roof materials

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey before you book. What a survey covers and does not.

Roofs we survey in Wilsley Pound

  • Gutters and downpipes
  • Blocks of flats
  • Shared roofs
  • Flat roofs on blocks
  • Converted houses
  • Rented houses

How the survey works

Every roof is different; as a rough guide, the survey takes an hour or two at most homes, and longer for a large or complex roof. You’re welcome to ask questions while we’re there. In a hamlet or village like Wilsley Pound, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the roof space is arranged with you ahead of time.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Before the survey

  • Show us where any leaks or stains appear
  • If it isn’t your property yet, arrange access through the agent
  • Clear the way to the loft hatch

Wilsley Pound questions

Do you survey roofs for landlords with property near Staplehurst station?

Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and let us know about the building, including who will give access on the day.

Is Wilsley Pound within the area you cover?

Yes. Wilsley Pound is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Can we use the survey to plan a roof budget?

Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.

How do I arrange a landlord roof survey in Wilsley Pound?

To book, call 07833 053749 or email us and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How we price landlord roof surveys

All our prices include VAT. What changes the price is:

  • The roof’s overall size
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Helping us price your survey

When you call or email, these details help:

  • How the loft is reached, if there is one
  • The reason for the survey, like buying, a leak or storm damage
  • The kind of building and roof involved
  • Where the property is, with the postcode

Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. To book, ring 07833 053749 or send us an email.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Landlord roof surveys in Wilsley Pound: local notes

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Living close to Crane Valley is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you own one of the older houses in the streets near Church of the Holy Trinity, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Cranbrook Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Useful tips for Wilsley Pound property owners

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:

  • Hold on to old reports to compare later
  • Have gutters and outlets cleared every year
  • Tell tenants when we are coming
  • Keep the loft hatch clear and reachable

If you need to share the findings with leaseholders or a board, the photographs help. We keep the report clear and jargon-light.

Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.
