Gutter Survey in Wilsley Pound
A survey of gutters, valleys, outlets and downpipes in Wilsley Pound, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Water backing up from a hidden gutter
- Overflowing eaves gutters
- Downpipes that are split or coming away
How a gutter survey works in Wilsley Pound
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. Common reasons to book are soffits marked by water and leaking or loose downpipes, across downpipes, fascias and soffits and eaves gutters.
Somewhere as small as Wilsley Pound, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

Why act early in Wilsley Pound
A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. Where a roof is exposed, as many are in small places like Wilsley Pound, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.
Why us?
- 98% of customers satisfied
- 5,000+ roofs surveyed
- Drones and thermal imaging where applicable
- Professional indemnity and public liability insurance

Your questions about gutter surveys in Wilsley Pound
Is Wilsley Pound within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you survey roofs for landlords with property near Staplehurst station?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Will you check if gutters are causing damp inside?
Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.
What does a gutter survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, ring 07833 053749 or send us an email.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Do you test soffits or gutters for asbestos?
No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.
Do you need to get into the loft?
Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
How the survey works
Every roof is different; as a rough guide, the survey takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. You are welcome to ask questions while we are there. Around Wilsley Pound, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- If you’re buying, check with the agent that we can get in
- Have any questions written down, so nothing gets missed
Arrange a survey
Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
Advice
Roofs, chimneys and gutters in Wilsley Pound
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
If you live near a park such as Crane Valley, or anywhere with mature trees, autumn leaves can block gutters and valleys. Take a building like Cranbrook Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of the Holy Trinity: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

What a gutter survey doesn’t cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Confirming asbestos in older rainwater goods
- Underground drains, which need a CCTV drain survey
- The inside of a downpipe along its whole length
