A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

How a gutter survey works in Flishinghurst

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, but we flag anything that could contain it. We survey downpipes, valley gutters and parapet and box gutters, and common reasons people get in touch are leaking or loose downpipes and gutters packed with leaves or moss.

In a small place like Flishinghurst, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. You are welcome to ask questions while we are there. For a village or hamlet like Flishinghurst, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

How to prepare

  • Note where any stains or damp appear
  • Leave side gates unlocked
  • Check the loft hatch can be reached

How to book

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.

Gutter surveys in Flishinghurst: local notes

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 4.5 miles west lies Scotney Castle, a reminder of how long the area around Flishinghurst has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Marden station, the gap between tenancies is a good time to have the roof looked at. Trees in and around Crane Valley shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you look after a building like Colliers Green Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Flishinghurst is about 11 miles east of Royal Tunbridge Wells, in Kent. In Flishinghurst, as across Kent, every roof gets the same careful survey. Flishinghurst is one of the places in Kent we cover for gutter surveys. There’s also a page for Maidstone.

Flishinghurst: your questions answered

Can a landlord with a rental near Marden station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or email us with the address and a few details, including who will give access on the day.

Is my home in Flishinghurst listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

What’s in the survey report?

Written findings with photos, explaining the condition of the gutter, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

How long will you be on site?

It normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. We will give you an idea when you book.

Can a gutter survey explain damp on my walls?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.

What affects the price in Flishinghurst

To price your survey, we check:

  • Building height and the viewpoints available
  • How many separate roofs there are, like extensions, dormers and garages
  • Basic, Standard or Premium
  • How big the roof is

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Getting in touch

These details help when you contact us:

  • When you need the report by
  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside
  • What made you get in touch

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.

Different roofs, different checks

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check that downpipes are firmly fixed to the wall
  • Check for spilling water in a downpour
  • Have overhanging branches cut back
  • Watch ceilings under valley gutters for fresh marks

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Why it’s worth a survey now in Flishinghurst

Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. In a small place like Flishinghurst, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.
