Gutter survey in Knox Bridge: what you get

We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at cracked or loose downpipes and water backing up from a hidden gutter, across parapet and box gutters, outlets and hoppers and valley gutters.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Include valley, parapet and box gutters when clearing
  • Get the gutters cleaned out every year
  • Watch ceilings under valley gutters for fresh marks
  • Leave gutter checks at height to someone equipped for it

For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so check they’re included in any clearing work.

Knox Bridge homes and their roofs

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Staplehurst station, a dated record of the roof is useful when planning maintenance across a let.

Why it’s worth a survey now in Knox Bridge

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Older and listed buildings around Knox Bridge may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Every finding written up with photos
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • An independent view of the roof
  • PI and public liability insurance

Different roofs, different checks

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Signs you need a gutter survey in Knox Bridge

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.

Things that frequently lead to a survey include:

  • Gutters that have fallen out of line
  • Choked outlets or hopper heads
  • Gutters packed with leaves or moss
  • Leaking or loose downpipes

In and around Knox Bridge, as anywhere, a roof is easiest to deal with when its problems are found early.

Common questions in Knox Bridge

Do you survey roofs for landlords with property near Staplehurst station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Knox Bridge listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

What’s in the survey report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put by urgency where it matters.

What does a gutter survey cost?

Prices start from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or use the contact form.

What do I do with the report?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What a gutter survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing of old gutters, downpipes or soffits
  • Pipes below ground level
  • Rot or damp concealed behind fascias or inside walls

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Parapet and box gutters
  • Eaves gutters
  • Fascias and soffits
  • Valley gutters
  • Downpipes
  • Outlets and hoppers

The survey, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. Somewhere as small as Knox Bridge, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before the survey

  • Find any records of previous roof work
  • Mention any parking restrictions on your street
  • Jot down any questions you want answered
