Knox Bridge questions

Will you come out to Knox Bridge?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Knox Bridge?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us when booking.

What’s the price of ELD?

We quote electronic leak detection for each roof, as the method and time depend on the roof. The price depends on the roof’s size and build-up. For a quote, phone 07833 053749 or send us an email.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

How electronic leak detection works in Knox Bridge

Electronic leak detection works on many flat roof membranes over offices, units, blocks of flats and homes. It helps trace a leak you already have or to test a new membrane before it is covered. Each roof is quoted on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays, depending on the weather. Just ask about your roof. We survey green roofs, flat roof membranes and single-ply roofs, and people most often book us about leaks showing away from the breach and breaches hidden under paving or planting.

In a village or hamlet like Knox Bridge, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What electronic leak detection doesn’t cover

Before booking, it is worth knowing what a survey will not do:

  • Sections we can’t safely access
  • Roofs whose membrane or build-up is not suitable
  • Repairing the breaches (that is for your roofer)

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Commercial flat roofs
  • Green roofs
  • Single-ply roofs
  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Flat roof membranes

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What a survey costs

Several things affect the price of a survey:

  • How big the roof is
  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight
  • Commercial roofs and larger buildings

To find out what your survey will cost, call 07833 053749 or use the contact form with the address and a few details. The price is agreed before a date is set.

Helping us price your survey

Some details help us point you to the right survey and price. When you contact us, let us know:

  • How the loft is reached, if there is one
  • The kind of building and roof involved
  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them

To book a survey, call 07833 053749 or send us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

Common roof problems in Knox Bridge

Seams are a common weak point in flat roof waterproofing. A gap that is hard to see can let water in for months before it shows.

Things that often lead to a survey include:

  • Leaks at pipes, outlets or fixings
  • Leaking laps in the waterproofing
  • Damage from equipment installers
  • Waterproofing to test before it is covered

For landlords with property near Staplehurst station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Before booking any roof surveyor

  • Whether any drone flown is registered with the CAA
  • Their insurance cover
  • What the report includes, and whether it has photographs
  • What they won’t be able to tell you

What’s in a roof survey

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Consider ELD before paving or planting goes on
  • Keep outlets clear of debris
  • Tell us about the membrane and build-up if you know it
  • Keep foot traffic on flat roofs to a minimum

Keep the report with the roof’s records. It shows the condition of the membrane on that date.

Ask trades working on the roof to protect the membrane when they work up there. Have the roof looked at after other work.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take longer on a large roof than a small one, and the build-up of the roof makes a difference too. Somewhere like Knox Bridge needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. We start by finding out what the roof is made of and where it leaks.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The testing method is chosen to suit the membrane and build-up.
  4. We test the membrane and find where current is passing through it.
  5. We send a report with photos of each breach so your roofer can repair it.

How to prepare

  • Let us know about parking before the day
  • If you are buying, let the agent know when we are coming
  • Have any paperwork from past roof work to hand

Electronic leak detection around Knox Bridge

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Around Knox Bridge, as everywhere, small roof faults are simplest to sort before they let water in.
